For the past few years there has been a large demand for reservations at several select resorts.

While members who own at these select resorts are interested in the rental of their points they have been requesting increased compensation to rent their ownership during the Home Resort booking windows, also known as the 7 to 11 month window. In order to continue to meet our guests requests for reservations, David’s Vacation Club Rentals has introduced a "Home Resort Booking Premium" on these selected resorts:

Bay Lake Tower at Disney’s Contemporary Resort
Disney’s Beach Club Villas
Disney's Boardwalk Villas
The Villas AT Disney’s Wilderness Lodge
The Villas at Disney's Grand Floridian Hotel
The Villas at Disney's Grand Californian Hotel
Disney's Aulani Resort and Spa

A "Home Resort Booking Premium" of $2.00 per point will be added to any reservation that is secured more than 7 months in advance of the arrival date at the noted resorts. The additional $2.00 per point will be passed directly to the booking member.

There is NO "Home Resort Booking Premium" for any resort where the reservation is secured less than 7 months in advance of the arrival date.

David’s Vacation Club Rentals remains the leader in the Disney Vacation Club rental market and is excited to continue to pass along the savings to our guests while offering a fair market value for member's points. While member’s cost of ownership have continued to escalate every year, this is only the second time since 2005 that we have increased compensation to the members.

Thanks Daddio, I have used you in the past with great success. I own at SSR so no help to me, but I like SSR.
Great work on those who own the more |"desired" locations.

I think all the DVC resorts should get a premium if it is booked in advance. I rented out OKW during Christmas last year and it was booked 11 months in advance. The renters knew the points were less and the villas are larger. I received 50% up front but had to wait 11 months to get paid the other 50%. People have reasons to choose certain resorts and booking that far in advance should get a premium.

same with certain booking categories. animal kingdom concierge or value.

Agreed. I would even include HHI for summer vacations.

I feel each DVC has times when it is more valuable. It depends on the renters perspective. Any of them that are booked say 11 months in advance has value to the renter and probably should be compensated accordingly to the renter.
 
I think this is a great idea, however I agree with PPs that it should be for all resorts. People might wait until the 7 month window to make ressies for SSR, OKW or AKV, or any other resort for that matter, for a lower point cost, but that is the decision/risk they take. As already noted each resort has "premium" times and rooms for different reasons, not just for it's location.

Daddio, I also have used you in the past to rent out our points, and have recommended you many times, but I personally think this should be considered for all resorts.

Least we forget, David's Rentals is a completely private business. If you feel you should receive more compensation than offered by David's, then find another business to deal with or rent out the points yourself.

I am not complaining about his business. I have used his company to rent out my points twice. I am simply stating that is idea of preferred "premium" locations is a matter of opinion and each DVC property has their peak times that people want to book them. If a renter wants to book 11 months out then an extra couple of bucks might be worth it to them.
 
David, you should included AKV in the premium, as Value and Concierge are always booked up at 11 months!

Actually, the preferred premium locations are not a matter of opinion. They are a matter of supply and demand. The locations that can be rented for more $ are the ones that are more sought out by renters. I am quite sure David's must have some historical data on which properties are most requested. I only wonder why it took so long for David to institute this model. Makes perfect sense and I will be using David's more often now to rent out at my home resorts when I have extra points.

Yay! I have been waiting for this. I even sent an email to David's suggesting such a model not long ago. I will certainly rent out my extra points via David's when I have them.

There is no him scratching your back. If you want to rent your points out in the easiest way possible, you get what he's willing to give. If you want to make more money, you're always welcome to rent your points yourself.

I am not sure scratching your back is the right term, but without Members offering David their points to rent, he is out of business.

And when he needs to attract more owners, he'll offer more for their points. For right now, he needs more owners at the resorts he specified.

The thing with some of these (like the VAKL in demand rooms) are that there are so few of them that the premium is only really valuable to David to line up owners at 12 or 13 months out who are willing to walk reservations or at least make the reservation very quickly when the window opens. At 10 months, there isn't any additional value to that VAKL contract - the rooms that it is required for are gone.

(We had no problem at all finding a HHI owner to rent from through David for the Summer - as in there were owners waiting and I got a reservation as soon as I made the request).
 
David, you should included AKV in the premium, as Value and Concierge are always booked up at 11 months!

Problem is, when you add in the $2 premium on a Value room, suddenly it isn't a value anymore. You're paying almost the same amount as a larger Standard View room booked at 7 months for $2 less.

Concierge may warrant such an addition but I doubt there are many of those rooms rented to non-members. Just not enough inventory.
