I started checking rates for the onsites starting about four months ago for a stay the second week of June. I was mainly interested in the RPR but I always checked the rate for all three.
When I first checked the rate for RPR was about $230-$240. I would check every few days and suddenly the rate went to over $300 while the HRH and PBH were pretty steady at about $270 - $300.
A couple of month ago the RPR jumped to over $300 and then a few days later to no availability. I thought I would have to look at plan B. About a week later the RPR showed up again and with a rate of $223. I booked it.
I kept checking looking for a APH rate and over the next couple of months the rate at RPR would go up, become unavailable and then drop again. The HRH and PBH stayed pretty even but a week or so ago they both came out with an APH rate. The PBH dropped to $224. Last week the RPR came out with an APH rate of $199 so I had my reservation changed to that rate.
Over the next week the RPR went up to over $300 and then became unavailable while the PBH and HRH stayed available and with a good rate.
Today the RPR is again available with a SMSM rate of $243.
I understand hotel pricing volatility and supply and demand but the RPR fluctuations are crazy. Hotel pricing does move but normally in a somewhat linear fashion. Sure there can be spikes but not like this with the crazy rate swings every week and the switching from vacancy to no vacancy. I also don't think it can be because RPR is a convention hotel. That would mean conventions are booking and cancelling every week for the same week in June. RPR rates make no sense to me.
