Thanks again,everyone. I appreciate all the advice, especially when it came to asking the contractor questions (although he already had most of it covered)
Contractor came by today, he looked at me like I had two heads when I asked if it was legal to convert the garage. Apparently it is completely legal here, as long as the windows/doors/ductwork, etc meet code. All permits will be pulled, building codes met, etc. Now I'm just waiting to hear what the cost will be.
I agree about adding an addition instead of losing the garage, but there's really no where to go without completely landlocking a current bedroom, which would defeat the purpose. I did ask him to add the cost of a simple carport to the quote, so we don't completely lose the covered parking. Carports are pretty common here, even with new construction.
