What happens if you sent deposit but haven’t signed the contract and changed your mind?
do you loose your deposit?

FL timeshare law allows you to cancel up to 10 days after signing the contract with no penalty. If you haven’t signed, I’m fairly sure that clock hasn’t started yet. Call and cancel, it will take a couple of days and they will refund your deposit.

If this is a resale contract, inform the broker who your are dealing with (not DVC). If you're buying direct, inform your guide.

I had to back out of a resale contract within the 10 day period, and I simply called my broker. I experienced no issues. Also, FYI- there should be some formal language about that 10 day back out period in the contract you signed. I recall mine stated that I had to inform the brokerage company in writing and send it to the brokerage's physical address. Again, in my case, a simple call to the broker was all that was required to end the deal, remove from RORF process, and get my deposit returned.

Your contract has some kind of method to cancel under Florida law. It might be in writing to some address. I would follow whatever requirement the contract has also. Find it in the contract.

I think the point is, they haven’t signed a contract yet. So while they may have it, they aren’t bound by it in any legal sense. But it’s probably not a bad idea to follow the process spelled out in it.

We cancelled a direct purchase in the summer of 2019, called our guide, he asked we send him an email stating our desire to cancel, and a few days later we received the call from the admin office and was issued a refund. It was very simple.

The direct contracts mention in writing so if one has signed, I’d email and call.

In this case, no contract signed yet so call is sufficient.

As others have said you have 10 days from signing.
If you have not signed then the clock does not start ticking.

So you can cancel.
