Confused about DVC???

I am trying to figure out if it is worth purchasing the timeshare with DVC. It seems that the BWV and OKW are sold out. First question is can you get them 7 months in advance outside of peak periods if you purchase VFW? When is Disney puting on sale the BCV and how many points are they going to be? It seems apparent that a resale maybe a better option than buying directly from Disney? Is this true? and if it is then I would be a fool to spend $75 to buy VFW as opposed to buying a BWV for $70 at resale?

Love to get your opinions.
 
There is no information available yet about BCV. Everything you have seen here about points and costs is pure speculation.

The most valuable comment made on this board is to buy where you plan to stay.

If your preference is to stay at BWV or OKW, then a resale would be much better (in many ways) than purchasing at VWL (or BCV) thru DVC directly.

Thanks Doc. That makes sense. Alot of the other information here is confusing as such. I am going to WDW and staying at CSR in October and I will definitely walk around the vacation home locations and then meet with the DVC to discuss and look at I guess FWV since it is the only one available to purchase through Disney or purchase a resale.

My real question is what is the advantage of buying through Disney?
 
hi sgtpet: i think you mean vwl-villas at wilderness lodge. there's a big difference between that and fort wilderness. bear in mind that a resale may cost less per point, but you wouldn't be able to take advantage of the magical beginnings program and you would have to pay any closing costs. i think the ballpark figure for closing costs that's been posted is about $400. you'll also have to see if any points are available (banked) and make sure if any points have been borrowed from the current use year.
 

One thing that you might consider is the number of points that you want to buy. If you
are buying a large number of points (300 or more), I would go with Disney for these reasons
if you ever decide to sell your points, it is easier if they are in small amounts. Also, if you want
to leave your membership to your kids, you can will them the seperate contracts, and lastly
if you decide that you do not need that many points, you can sell one of the contracts.
Once you purchase a contract, it cannot be divided.

The current advantage of a direct Disney purchase is that there are no closing costs thru DVC, DVC offers very competitive financing and VWL is not readily available thru resale (yet).

DVC also offers a mild incentive (MB- $5) for VWL and a healthier incentive ($10) for VB and HH.

You should definitely take the DVC tour and check out the onsite DVC resorts for yourself.

Your question has been somewhat answered but maybe I'll add a little. The advantages of buying through DVC are that you can pick your exact number of points, pick your use year, finance through DVC, no closing costs and take advantage of Magical Beginnings. The advantages of buying resale are hopefully a cheaper price, possibly extra banked points and getting a resort that is sold out. I don't think price is enough of a difference to make or break one or the other unless you're buying a large contract. Even on 250 points, the largest difference you're likely looking at is around $2500. Though not chicken feed, it's not enough of a difference to drive the deal. The rough difference of $10 pp between resale and DVC hasn't changed much at least over the last 7 years or so and to me a savings of $10 pp when the DVC price was about $62 seems much bigger than a savings of $10 pp at $75 retail.

I'm not saying don't buy resale, far from it. Simply that you must look at all of the variables and decide what's best for you in the long run. The idea of buying your points in groups of say two 150 pts contracts instead of 300 as a group is a solid one if applicable to your situation. The biggest attraction to resale in my eyes is being able to buy OKW or BWV which DVC no longer offers.
 
Sorry for being naive, but what are the Magical Beginnings?

Also I got the video and it should informed the potential buyer that the Old Key West and Boardwalk are unavailable. The video was of no use except to promote Disney which I already enjoy.
 
Magical Beginnings let you sell back 1/2 your 1st years points at $5pp at vwl and $10per point at vero and hilton head. It's not that good of a deal for vwl because you could rent your points for 10pp.
 
Doc, just want to let you know resales for WL are starting to show up more often. We were getting ready to go directly through Disney but found a resale through The Timeshare Store for 180 pts @$68 pt.., 90 pts still banked from 2000. We were pretty excited. Close in a few weeks.
 
Just to clarify, Magical Beginnings lets you sell back ALL (not just half) of your first year's points at $5/point at VWL, because that is what we did only a month ago. A lot of people here scoff at this, because it's 'only' $5/point, but it REALLY helped us out tremendously; while we can afford the monthly payment, we wouldn't have been able to afford the down payment without the help from Magical Beginnings.
