I don't know if anyone can help, but I am in the process of looking for a 3 bedroom, 2 to 2 1/2 bath condo very near WDW. Must be permitted for short term rental as well. If anyone can help or put me on to a trustworthy firm or individual in Kissimmee or Orlando to assist in getting a good deal and good quality place please let me know. Thank you. Tom
 
Are you thinking in terms of a vacation with short term rental or more like wintering in the area? I do know of someone who owns a timeshare near WDW who may be interested in renting their week.
 
Do you want to rent or buy.....we have had experience with both and would be happy to help......for a rental I would suggest vrbo.com and search listing 2375....very nice for a rental......sales are a whole different ball game and can be dangerous waters for an inexperienced buyer....good luck..........Ted
 
I am looking to buy a Condo very near WDW. We would use it 2 to 3 months a year in the winter and rent it on a short term basis when we are not in Florida. I have talked to quite a few realtors however I do not feel comfortable dealing on a long distance basis. That is why I am hoping someone can recommend several very reputable realtors to talk to. I thank all of you for your earlier responses. I have one more dilemna that I haven't yet figured out how best to handle. We plan on flying down after Christmas each year and of course that leaves us with no transportation to get around. Rental cars appear to be an alternative but seem to be quite pricey when your talking 2 to 3 months at a time. I assume I can't be the only one with this problem and hope someone has found a reasonably economical, good solution to this problem. Thanks, Tom
 

Tom, I don't know if this would be practical for you, but my aunt from NY used to fly down for the winter each year, and she would pay someone to drive her car down, and then buy them an airline ticket home. She would reverse the process when she went back North.
 
Tom, my wife and I have spent at least 5 trips to Orlando in the last 3 years looking at real estate to buy and use occasionally......It is VERY VERY tempting to do this, but do not expect to turn a profit on the short term rental.....it is just to over built.......go to vrbo.com and look at central florida...3 years ago there were 1/3 the listings for rental by owner....this does not include the thousands of places that are marketed by big companies.....these companies will happily sell you a condo, but they will NOT guarantee you firm no. of weeks it will be rented and believe me their fees will eat up your profits....I would suggest strongly that you and spouse rent a nice furnished condo for two months the first year, see how you like it, look closely at the costs involved....If you would like to discuss further, email me and I would be happy to chat further.......I love Disney and the area....we almost bought 3 times and sat down emotions aside and did the homework......It is not smart to buy property out of state for weekly rentals that you cannot have control over................good luck..............Ted
 
I have just bought a townhouse in the last complex to be built "near" to Disney(a genuine 2 miles) I would be happy to rent it out to you for 2-3 months at a special rate.
I can also suggest a very good realtor he was fantastic, and very honest!!! E-mail me if you would like his name on pest-busters@lineone.net
One thing I would not recommend is to buy blind, we nearly did and almost made a very big mistake!!! The places we were looking at seemed great in the brochures but it turned out they were falling apart and located right next to major roads, which would have driven you mad!!

Tednvon, thank you for the vrbo.com web site. I was not aware of this and your advice seems sound. There are so many rentals available that it will take me quite a while to find the one closest to WDW and for as reasonable a price as possible. Renting the first year really does seem to be the way to go. Maybe renting every year is also, haven't yet decided. Thanks, Tom
 
Hi again....."close to disney" is not always a matter of miles but the highway system to get there....so close to Disney should be a function of minutes not miles....Highway 192 west of Disney may be the closest in miles, but can be a major traffic hassel......East of Disney, close to the Osceola Parkway may be a little farther in miles, but NO hassel on the highway....another thing to consider....if you are living there 3 to 4 months, do you want your neighbors to change every week, have no parking except the lot, and the potential for some pretty wild parties next door.....good idea to think about it and make the decision carefully............Ted
 
The closest to disney would be the ones in disney. (OKW, BWV, VWL) You can usually rent them for 10 dollars per point. If your interested look on the dvc rent/trade board.
