companies that rent out DVC points FOR Member?

Hi all,
Not sure if this is the correct forum. We want to rent out our points this year but hesitant to use the "Rent/Transfer" here as it seems like it's a good amount of "leg work" on our part to find and vet a trustworthy renter as well as taking care of contract and following up with collecting money is all on us. We're not sure if we want to rent out some? All? Still figuring it all out.
That said, I was looking at David's Vacation Club Rentals and DVC-Rental Webpage. Has anyone used either? Experience? The latter gets a better rating on reviews. However most reviews are from the renter and not the DVC Member? Pros /Cons to using a company like these vs renting here on DISboards? I have never rented out points before after being a Member for over 25 years.

I have rented through a company and on the Disboards. I have found that Disboards I was able to get more per point vs with a rental store. I did not find it significantly more difficult to rent on here vs a rental company. Either way, you are getting money and there isn’t really “vetting” on either side. What I mean is, a rental company won’t care or vet the person if they hand over the money.

You have to ask yourself, are you willing to pay $3-10 per point to have a middle man do the leg work for you.
 
Yes, that is the question I am mulling around. Trying to figure out how much initiative comes from me (I have limited time) and the logistics of collecting downpayments and final payments etc. And true about the vetting---not sure why I even said that. I guess bottom line, I don't want to get "taken". But there are always risks.....just trying to minimize and I thought maybe using a company would decrease the risk. Appreciate the input Hubalorian.

We had a bunch of expiring points that we couldn’t use year before last so we used David’s https://dvcrequest.com/ because they’ve been around forever & because I knew the other big broker owned a lot of contracts & rented those points out so I figured (rightly or wrongly) there’d be less competition for renters w/ David’s 🤷‍♀️.
But, I wanted minimum hassle & I cared more about not ‘wasting’ those points than I cared about maximizing what I netted for them. You will get more per point from the brokers if you own at a popular resort & are booking 11-7 months out & if you do the whole spec renting thing I think you can make more.

I required payment in full and had no push back on those terms. Just how I decided to mitigate risk. If you decide to rent yourself and want a copy of the contract I use, let me know and I’ll PM it over to you.

used David’s to rent some points recently and it was very easy from an owner’s perspective. They were very helpful making sure I understood the process. Our points rented in one day

used David’s to rent some points recently and it was very easy from an owner’s perspective. They were very helpful making sure I understood the process. Our points rented in one day
Appreciate hearing this. We may try using Davids and renting on our own? We don't intend to stay this year and the extra revenue could come in handy. We are DVC addicts and enjoy all of our stays--- so this is definitely new for us. We are planning some different trips this year so don't see us having the time to do Disney too much this year. Thank you!

1) DIS gives you the most money.
2) David’s pays more pp than DVCRS, but you have to stay on top of your emails because they send out a request to anyone who has qualifying points and it’s first come/first serve.
3) DVCRS is the easiest. You can actually go and see what requests are out there and what ppp you will get.

Just for reference...I've rented points twice through our board here. I stated the terms (payment due deadlines and so forth) in the initial For Rent post. That served as the "contract." Once the renter sent me their dates and resort/room types. I checked to see if they were available and texted the potential renters. I usually did that in the early evenings, to catch them at a convenient time. I went ahead and made their reservations...I always made sure it was in a timeframe where I could cancel without penalty, if needed.. Once the reservation was made I texted the confirmation number to the renter, asked them to plug it into their Disney app, and check top be sure all the names were correct, and so forth. Once they checked, they sent payment immediately via PayPal, and the transaction was completed. If there was plenty of time before their trip, I did let them split it into two payments. But all in all very simple.

If you'd prefer using a broker instead, both David's and the DVC Rental Store are reputable brokers.

David's last line of there Intermediary agreement for the owner cancels the contract if the reservation is canceled by " Force Majeure" which in the last sentence could be covered by DVC forcing the cancelation. If DVC does this late then your points could wind up in "holding" and pretty much useless.

For first timers - I would use David’s - they pay more and are very easy to work with. Once you see how the rental process works (at least somewhat) - then maybe consider renting yourself for subsequent rentals.

I would think that DVC eventually would go after them since they directly complete with Disney for cash rentals and they would fall under " commercial renting of points". They may not own the points being rented but by definition they are a commercial renter. You have to remember when DVC was first started the internet was in its infancy and no one foresaw the impact it would have on commerce. When DVC stated you could rent your points they most likely were thinking it would be to family and friends by word of mouth and not thru a commercial site.
 
There is nothing in any of the DVC Contracts that says you can not use a broker to rent your points. And I don't think, legally, that they can totally prevent it. What they CAN prevent is you allowing a broker your DVC Login info to make the reservations and access your account.
As others have stated, it isn't the small point owners they are looking to nab, it is those with literally thousand of points, through multiple ownerships that they want to stop, not Grandma and Grandpa who can't use their points in a given year. Disney has previously defined "Commercial Renting" as someone who rents out 20+ reservations in a year. Most members don't have the number of points that would be required to do that.

They won’t go after a broker unless that broker is renting their own points to a degree that turns those memberships they own into a commercial enterprise.

They are not going to decide that an owner is violating the commercial purpose clause simply because they use a broker.

It will always come down to the volume of rentals an owner is doing that shifts them from renting within the rules, and their legal right, and renting to a degree and pattern that DVC considers is an owner who is in it for a commercial purpose.

Any owner who rents a few reservations, even if it is every year, and through a broker, is not going to be considered an owner who has shifted into the commercial purpose realm.
