Commerical Use Policy Update - New Thread!

This is written into the regulations, LLC can have employees so they would be fine if asked for proof.

From the RIV POS

"Use by corporations or other business entities (other than DVD or any of the other of The TWDCCompanies) is strictly limited to recreational use by their directors, officers, principals, or employees"

It definitely seems like LLC's would be the easiest ones to go after because their limitations really aren't even related to a commercial use policy.....they are limited in scope to who the guests can be!!
 
Side note - the next condo association meeting for owners of the FL resorts will be held sometime in early September.....the March and June dates and registration information was available in the Condo Association section of the website about a month in advance.

You can register and attend any meeting for a resort that you own! So, keep an eye out if it is something you are interested in!!!

As an international owner I’m not able to visit just for the meeting, more planing etc is required.

Maybe one day owners can attend remotely using zoom or some other tool afterall it’s 2025 and not 2010.
Its definitely possible question is just if DVC wants to offer it?

That was asked last year at the Dec meeting and they said no plans at this time.

Vut, maybe it will change at some point. I don’t visit until the end of September so I’ll miss this one.

I doubt they want any more member participation than the minimum amount that they are legally required to allow.

I’ll definitely make it a point to be there this time. I have four resorts, so that’s four opportunities to speak with them. 🤣
 
I have a renter that I consider a bellwether, as they are the most prolific spec renter I've ever seen, by rarity of units and also quantity. I haven't seen them so much as blink, so I don't know what to think.
I’m going to go pull some more foreclosure auction data to see if the LLC have slowed down their buying. Using the guarantor/guarantee filters it’s possible to determine if there was a net gain or loss of contracts each month. I find it hard to believe that an LLC is holding a half million dollars worth of inventory on the books and it’s not generating them revenue, while they pay interest on the money they used to buy those contracts. 🧐 I was born at night, but it wasn’t last night. 🤣

Love this! Let us know what you find. I have been nosey and seen that some heavy hitters have not stopped buying. So I am currently very pessimistic on the whole situation.

Where/how to register? I’ll be at WDW early Sept and would be willing to attend…

All renting is okay. Policies are unchanged despite the updated polices. Status quo all around.
That’s just it. I don’t see any policy changes. And when you press member services, the only thing that changed was what they’re supposed to say to members , not the policy. It’s the same policy from 2008.

And to be clear, this “policy” starts with a paragraph telling you that if it conflicts with your POS and home resort rules, they take precedence over the policy. So even the policy isn’t an actual change.

I’m not worried about the potential financial hardship for people spec renting 20-100 nights a year, but the main reason I push back on the folks assuring everyone here that nothing will change and they’ll always be able to rent as much as they want so long as they aren’t running a night club or medical clinic out of their unit is that I worry someone who currently rents a few hundred points a year to “cover their dues” (because a sketchy sales agent told them they should) could get burned at some point in the future when Disney decides to enforce their T&Cs…but maybe it won’t be for years and maybe it never will happen. Depends on your risk tolerance, I guess.

They would also know or maybe they knew already that no enforcement has been taken. Since they themselves are a LLC they might or might not have firsthand knowledge about any enforcement.

They would also learn that even if no enforcement has happened then it could potentially happen (or not) in the future.

I doubt the large renters would even care to read DIS boards , they could be renting 10 different timeshare companies , scalping Taylor Swift tickets and live in the Caribbean.
