Commerical Use Policy Update - New Thread!

Good luck! I'm just curious what happened. BLT is the only refurb going on now, right? I was thinking maybe a huge chunk of rooms opened up and it filled waitlists, which created a domino effect, but it was very concentrated in certain areas.
I was also wondering what was happening and thought maybe BWV refurb released all those rooms but went and checked the refurb was noted as fully complete in January so that wasn’t it.

I decided not to put in a waitlist for one additional night at BCV. I was able to shuffle the points and keep everything useable. Along the way I also remembered that I had other nights booked with Marriott adjoining the beginning of my January trip that are pushing it into the two week range already. Last year my February trip stretched to 17 days including offsite nights and we were a family group. This year I may have a friend traveling with but it's not set in stone yet.

The thing is at 11 months at BCV, all nights were actually open for me. So I booked what I thought I wanted. Then I canceled and changed stuff. Later I wished I had what I'd already canceled. The problem for me was not getting what I wanted at BCV. It was my inability to just book it and forget it until travel time. There is also another factor. I don't actually love BCV. I like it just fine though. I love BWV and fill in with BCV.
 
The whole thing is just crazy. I have owned DVC since 2010 and never rented a single point. I would be willing to bet over 95% of owners are the same. So why is Disney fretting about the 5% or so that do rent points? I would think Disney has bigger fish to fry than worrying about a few owners who try to make a business out of renting points--like finding a new CEO and say making good movies, just my opinion.
Probably because those commercial and private renters probably have 1000s of points while the average contract for personal use is probably around 200 points. Idk for sure of course but there seem to be several 160pt contracts for sale -we bought one last year. We have four contracts atm but we have only 385pt total and our first contract was only 100pts.

I am BW over BC but I did just stay a week at BC and to be honest the BW activity is available to anyone but the SAB pool is not so I see why BC has the premium. It is a much shorter walk to Epcot so that is also a win, depending on where your room is at BW you can have a significantly longer walk.

That being said- the quick service food at BC is lacking ( school cafeteria quality), I don't like the other restaurants at BC so other than now when they have 40% off I would go over to Flying Fish or even the BW deli regardless of where I was staying.

One other BC issue is the hot tub by BC is full all day, lots of older guests who don't leave the pool all day. I like Riviera since the quiet pool seems much less crowded. Of course SAB was closed so that did not help the pool crowds.

Even a wrapped house made salad at Java is good (and fresh) compared to the meager offerings at BC. I do like a simple breakfast at Ale & Compass. Boardwalk Deli's sandwiches have failed me recently. When I'm out and about I'll often pick up yoghurt parfait at Publix and sometimes one of their deli sandwiches as a just in case because often finding something you want to eat can get more complicated than it needs to be.

Edit: a plus for BW is that the Friendship boat always has it as the first stop coming from Epcot as well as Epcot being the next stop going from BW. So if the walk is a bit too much depending on activity level you can almost always get the boat.

4.4 Banking Home Resort Vacation Points. Banking of Home Resort Vacation Points involves the decision by a Club Member during the current Use Year to save all or a portion of the Club Member's Home Resort Vacation Points for use in the next succeeding Use Year.

Banked Home Resort Vacation Points can only be used in the next succeeding Use Year, and once deposited, the Club Member cannot retrieve the Banked Home Resort Vacation Points during the Use Year of deposit. Failure of a Club Member to use his or her Banked Home Resort Vacation Points in the ne)fi succeeding Use Year will result in the expiration of those Home Resort Vacation Points as set forth in Paragraph 4.9 below. Banked Home Resort Vacation Points may be used by the Club Member for reservations at the Condominium, or other DVC Resorts (as DVC Vacation Points) or for use of the External Exchange Program. Banked Home Resort Vacation Points may not be used for rental or Transfer purposes.

The same goes for borrowed points and transferred points.

Seems to refer to banking of vacation points and that’s it?

The only meal I ever complained about at WDW ( and got a refund for the entree) was at Il Mulino, the veal was as dry as beef jerky. They wanted to comp the meal but the rest of it was great so I told him I would appreciate consideration on the entree. I want to try Rosa's . Other than that I even like blue zoo for the attempts at " something different" in the menu. I had a great skirt steak with egg and more of a hoisin sauce once that was very interesting.

I like the BW deli more than any other quick service in the area ( except RIV) but it can be inconsistent. The reuben sandwich is good but heavy in the summer.

I frequently did S/D when I was traveling lots for work and I would get at least one free week per year from Marriott points. Back then they did not even charge the resort fee or tax if you were on points. Soon we got the resort fee, then they upped the points when caps were removed so it went from 35k a night to 65k a night so that is when I looked at DVC.

I remember thinking I could buy 100 resale Boardwalk and stay a week , and I would never need more points..... :-) :-) :-)

The meaning would be that it is not allowed to use banked/borrowed points as part of rentals as well as transferred points (which we already knew with the recent transfer rule changes)

But we all know the commercial renters do use banked/borrowed points so this could have some impact

You aren't allowed to rent out banked, borrowed or transferred points for any reason. I knew there were restrictions on the transferred points, but didn't know that information about baked or borrowed points. That could put a whole lot more people in Disney's crosshairs than just renting for commercial purposes. If you rent banked points so you don't waste them because "life happened" you have violated the contract by participating in a prohibited activity.

Yeah-- that's an incredible find. If Disney cracked down only on rentals with borrowed/transferred points it would dramatically improve the system since renters are usually trying to pull points forward to maximize profit, I guess banked helps too, as they also are buying cheap distressed points to load into existing reservations so they can bank their own points for future rental use...but I also think renting banked points is more often going to penalize a legit owner who tried to bank points to travel for their own personal use.

However, if they are worried about the people talking about material restriction to their right to maximize profit (despite original POS talking about personal use and no commercial use), this would be a better way to go. It's in the POS in black and white, so it could circumvent a lot of the saber-rattling over the FL law everyone likes to talk about.

Or the conversation in another thread about if it is smart to strip an extra contact you plan on selling by renting all possible points out and even resale brokers offering to do it for sellers.
