I am concerned about 'walking'- if you walk and hit 20 reservations, will this mean they suspect you of renting- surely not?
This year we have a heck of a lot of reservations, because we had nearly 700 points. So far I have done one little walk already, have a second reservation, have a few cancelled reservations, have one booking I am going to make for a close friend, one other for another friend (we didnt go last year so have a lot of points) am about to book a large family trip on a split stay, and am booking Vero. I am concerned that some of these other trips if I walk them I may hit 20 triggers, even though over 10 are just walking.
As to Alanna above - it is clear they are not training the staff properly, do they even know their own rules higher up? Suspect not.

You can make as many reservations as you want so what the CM stated is true. However, when you go over 20 in a rolling 12 month period, then the Commericial Use Policy comes into play.
To keep more than 20, you have to prove to DVCs satisfaction that the first 20 are for yourself, family and friends and if you can not, then any in excess of 20 shall be presumed by DVC "to be use of vacations accomodations for commerical purposes" and the policy states those reservations can be canceled (if booked) or not confirmed by MS>
If you have more than 20 and DVC is satisfied that you aren’t in it for commercial purposes, then you won't be impacted. It will always be up to DVC to determine whether the actvitiy on your account is commerical or not.
There is nothing in this policy or the POS that would even count a canceled reservation in the same way it would an active one....so, the 20 reservations threshold language appears to apply to those still booked.
I also think that DVC won't ever make hard and fast rules that apply to everyone and that the evaluation will be case by case if a review is triggered because it says that if you have more than 20 or want to make more than 20, you have the ability to satisfy to DVC that you are not in it for commerical purposes.
All we know for sure is that this policy from 2011 is still the official definition for commerical purposes and that as of today, DVC has done nothing to change it, nor have they changed any other policies/rules in place.
Basically, if you know you have more then 20 in any rolling 12 month period, be prepared to discuss it with DVC...and be able to support that your reservations that are not for you do not rise to a level to be seen as a commerical enterprise (which is the word used in the official documents I was sent, which, as I said, will post if I get permission from DVC to share publicly).
In the end, its all up to DVC in terms of identifying owners they feel are using their membership for commerical purposes and not a personal one, what and how they enforce it....but, as long as a written policy exists, and that is the only written policy they are providing owners, then that is what owners have as guidance to use when making reservations.
