Closing Time!

I hadn't considered asking them to bank the points, is that something they can do at this phase?


Closing documents, they said as soon as the sellers complete them the deed will be recorded and Disney notified. That was 9 days ago, we're well past the 10 day cancellation though, we passed RofR almost two weeks ago.

What is the deadline date for closing on the original sales contract? Our closing deadline was set approximately 60 days after the sales contract was sent out. ROFR took about 3.5 weeks so that left around 30 days from the time we received our closing documents to the closing deadline date. As the buyer, I completed my closing documents and made my payment right away. Unfortunately, the sellers took over 3 weeks to sign, notarize, and return their documents. As a result, our closing didn’t happen until a day or two before the deadline.

I emailed the broker and title company representative a few times, but all I got was “the sellers are working on it”. I’m not sure there was much that the broker or title company could do.

You can require banking prior to contract in the future if you buy again, for this one you can ask them to do it for you as a courtesy, they might say yes. But since this is closing docs you should be okay provided they sign soon.

The closing deadline is 8/23, so if Disney is taking 3 weeks from deed recording to issuing points then we should still be okay, but it's cutting it closer than I'd like.
 
As others have said, asking if the sellers would bank the points would be a good idea. From my (very limited) experience, the sellers may not have everything ready to close well ahead of the closing deadline.
