For anyone trying to close quickly (haha, everyone reading this thread) I was told some e-Notary's currently have a 10 Day Wait for an appointment. So might want to ask for papers to be sent asap so Sellers can get the Deed notarized in person somewhere and return without delay.

Honestly, with almost no ROFR, I should hope the Escrows would send documents out after 10 days (when the deposits go non refundable) instead of waiting on ROFR like in the past.

I learned this during our closing with our pretty non-helpful closing agent.

Essentially and luckily the sellers had already done e-notary, but no one told us we could and the next appt was like 2 weeks after ROFR. So I just printed, got notarized and fedex sent them to title company. But had the non-helpful closing agent, actually been helpful....well they could have told me to get an appt much earlier. But Fedex was easy and got there next day.

Yeah, so sad...I just learned from our agent that the sellers have an appt for e-Notary for April 23!!!!

We did everything on our side as fast as possible (including paying in full) and now we need to sit here waiting for 2 weeks for the sellers to get their stuff notarized! Not cool...

I did pitch to the agent to try to nudge the sellers to use the old fashion notary/mail services. We will see. I guess they are not in a hurry.

Well, I am told that the sellers have their online notary appointment scheduled for 4/24. Crazy how notarization ends up being the sticking point but things have been moving quickly and it's close enough I'm not going to get too upset. They could just print them out and go to the UPS Store, but whatever. I'm not wiring funds until the day before closing.

Just ask them to load the points on a resale contract that was just completed. It takes a couple of minutes because they have to do this manually. I watched as each year was loaded onto my account.

E-Notary question…is there a specific company recommended or that your title company has you use? I’ve never done online notary (newly-ish legal in my state) and I’d love to be able to do E-Notary for our upcoming closing (in RoFR now). *** is our title company.

My brother did not want to post on Disboards (he mentioned he thinks the data mining here is a privacy issue), but shared his took 17 days for ROFR, 13 days to get member id on his account after deed recorded, then 3 days to get points thru chat (he apparently checked every single day - he was not excited at all lol).
