Closing Time!

Unfortunately I would risk my deposit. I need to wait till the 120 days expire. I already asked if it could be transferred to another offer. I truly believed the seller had changed their mind.

Wow, I thought most purchase agreements were for 45-90 days.

I've never seen a 120 day period (but I haven't seen TOO many contracts), unless a delayed closing was agreed-upon in the contract.
 
I'm an international owner and have bought and sold DVC contracts before and its not really a problem with witness' I got my two daughters to sign it before going to the local notary.

You might need to get a real witness if you take the cumbersome road and use the notary at a U.S embassy. But I've never used that. For my first contract sold I was on vaca in the states and I used a random bank as notary and they provided everything free of charge - great service.

For the rest I used a local notary in my own country and then afterwards went to get an apostille and sent everything to the title company. The local notary dont care if anyone else signed the document before coming as long as I didn't and they also dont care about the content that i'm signing, they only certify my signature.

I will be so bold to say as an international I can get my documents ready just as fast as any U.S seller, at least if we are talking days - hours not so much. When I've receive everything from the title company I can have everything ready in 2-3 week days (not counting weekends)

I assume notary rules differs from country to country but since your sellers are international they might be able to do the same as I did.

I'm not following along closely enough to remember whether or not @Kkrup's sellers are international. But as a recent seller in the U.S. I just wanted to mention that even for U.S. sellers, one of the documents requires 2 witnesses; one of them can be the notary but you still need to have a second person witness. That's not just an international requirement.

@Cyberc1978 had their daughters sign as witnesses before going to the notary. That's... an interesting way to do it. I assume the witnesses are supposed to watch you sign. If the notary also is supposed to watch you sign, the notary might have questions if the witness signatures are already filled in. I guess that would be based on whatever the notary rule is, and how the notary interprets it. But it seems like this approach could slow you down rather than speed things up.

I just closed on two documents and both of them listed that a family member could not act as a witness. This may be just a U.S. (or California) thing but I'm wondering if that's a restriction for this person as well. My close friends don't live nearby so it would have been hard for me if I wasn't able to get a second witness from the mailbox place where the notary worked.

Received my first Welcome Home email today, but it is just the activation code. No club ID, no membership ID. Anyone have an idea as to what the gap should be between them? (Received the email in the morning).

I called MS, first time around got bounced around until someone looked and said without the club ID, or the membership number they couldn’t get into the account and help me. Second time around, the cast member didn’t even look into this, just asked if it’s a resale and new membership and said I’d have to wait for that team to create the account. Going into the long weekend now, is there anything anyone thinks I can do?

13 days from passing ROFR to receiving closing docs. From what they originally told me, I was expecting it to be a week or two longer. Hopefully this is good news for everybody else using the same title company; maybe they're working through their backlog.

These updates are extra frustrating now, as mine passed ROFR two weeks before yours and I'm still waiting! No closing docs yet. I wonder what the driver is for some getting done in 1-2 weeks and others taking until the crack of doom at the same title company?

I feel like it is unfair for me to speculate and at the same time I'm starting to get pretty irritable about it. 28 days and counting with no closing docs and that's certain now to extend over 30. Really wanted to have the points in hand early July to make a March booking, not the end of the world but that should have been very doable and now with the Disney turnaround time potentially extended it is still possible but not assured.
 
Quick update, started a chat on DVC site. They got me my club ID and setup my account. Points should be there in the morning. Amazing what a difference talking to a guide via chat and MS (who were useless). Chat experience was amazing!

The reason for that is MA is the office that can see your club ID and member number, MS cannot. When you used the chat function today you were routed to a MA CM and they gave you that information.

Disney seems to be having issues with their new account emails because my second email never arrived as several others had the same issue. I ended up calling and using the “sell your DVC” teleprompt and ended up speaking with an MA CM who was super helpful and was able to get my account info to me for setup.
 
If I ever buy another contract, the first question will be the location of the seller and the number of people on the deed. That will drive my offer. Had I been aware of the challenges, I would have opted for a different contract. I am paying dues for this year and will loose 6 months of booking accessibility. My trips are in jeopardy as availability is drying up for the dates we had planned.

That is so very frustrating. Understandable, others have had different experiences, but there is always the odd one out who has a difficult one. I do hope it gets better for you and you come out in top. We did get a little bit of movement today. The broker finally reached out to the title company and the title company is waiting for the sellers’ original wet ink documents. Which I am assuming means the documents were signed and are on the way to the states.
 
UPDATE! We received the ROFR notice and Disney issued the Estoppel certificate in one swoop.

Ours showed yesterday, but no points. Today I noticed that when I went to "Add on tool" (existing member) Our total points includes our new points, however they aren't showing under BWV yet. I chatted with customer service and they said that they would not add the points. "they weren't ready" I should wait for them to go in naturally. Lucky you!!!
