Tom, that's great news, and will definitely increase my changes of going with TSS for another small resale contract!!!

That is great news! Now I just have to find a smaller package. ;) If anyone can do it, TSS can.

Are these prices applicable to contracts that are currently in the closing process?

The prices are effective on contracts written July 28, 2005 and after.

Asking the Closing Company to go back in time is just not an option!

I feel very fortunate that our companies were able to reach an agreement and they were willing to do what they have offered. It does take the same amount of work for their office staff to process a small deal as it does a larger one. The recording fees are higher for larger deals so that probably played a part in their decision making process.

Any opportunity that you have to thank them would be appreciated!

Tom

That will really, really, really make the small contracts more affordable!!!

Nice. This increases my odds of calling you for a small add on. Thanks for the notice.

Great! it ALMOST makes feel better after turning down 100 OKW pts this week! :guilty:
( We have to wait for the check from a sale that comes in on the 1st of Aug, who'd a thunk that what I was looking for would pop up in just 2 days)

Tom - this is great news - we too are considering a small point add on and this makes it so much more attractive!!

I don't know if I need to start a new thread for this or not but can you give me (and maybe I'm the only one who wants to know this) but can you explain why I would want the title insurance on these resales?

Thanks so much!
Cynthia

Title Insurance is for your protection. It is to protect against some type of cloud on the title showing up AFTER the deal has closed, that the closing company missed when they were doing the search.

It's kind of like Health, Disability, & Life Insurance. You hope you never need it, but when you do...............?

On a very small purchase, should a cloud show up, your loss would not be a great one.

On a big purchase, should a cloud show up, then there's the possibility you could be out big bucks.

I "personally" trust this title company to do the proper searches, because of our long-term relationship.

But if you "personally" have ANY doubts, protect yourself, pay the $60 and sleep a little better because of it. That's what just about any type of insurance is for, to relieve the worry in your life.

I tried to answer this to the very best of my ability. Like most things, in the end, it is totally your decision and should be the one that makes you the most comfortable!

First they offer free dining, then reduced closing costs on TS's resale listings...doomed to always just miss the boat ;) .

LOL!

Good job. I keep thinking about another small BCV...

Thanks for the information Tom. It's nice to see you have a more visible presence on DisBoards. I hope you continue to post with this type of information that could potentially affect me in one way or another in the future. We're still looking for the right OKW resale and I'll look forward to working with you as soon as I find it.

Sounds Great! Call the office and tell an agent what you want and they'll contact you as soon as it comes in.

HAPPY "MAGICAL" VACATIONING,
Tom

I'm glad to see that the closing for smaller contracts are becoming a little more "reasonable". I need to go check the listings again.... :rolleyes1

THanks TOM,
What a great deal on those smaller contracts!
I'm sure you will have many appreciative customers!

Glad to see you posting regularly on the boards. We all appreciate your help and perspective!
