Closing Cost Question- resale

I was looking at buying a small add-on, through resale.

I spoke with 2 different companies and got varying closing costs from $250-$650.

Those are closing costs, not members fees or anything like that.

Can you please tell me what your closing costs were from a resale company?
 
If I remember right, the closing cost for a 150 point contract was $475.00.

Don't remember exact amount, but it was about $300 to $400 for my SSR about 3 years ago
 
my closing costs were $285 on a 50 point contract, it isn't the points that increase the closing closts it is the total sale amount as Florida charges a tax based on the sales amount that is why it will wary and even two contracts with the same amount of points will not have the same closing costs unless they are the exact same price.
 

Just closed on a 50 pt contract and the closing costs were $322.
 
remember everything in a resale is negotiable. I bought 3 months ago and asked my seller to pay the closing cost and he did.:dance3:

There are a lot of resales out there and if someone is really anxious they may agree. good luck
 
Our closing costs in Jan were $450 on 175 points at SSR,our contract was priced at $11900 ($68/point) as well as closing you will have to pay the annual dues on any points for 2009 (in our case 85) so our final total was $12700.

Ours was about $600, BUT we negotiated that the seller would pay them! Never hurts to ask.
 
Just remember, it's the buyer that gets to choose the closing company. You do not have to use a certain closing company just because the listing agent has an affiliation (or always uses that particular company). Do what makes sense for you as far as the fees go.
 
My OKW resale was about 300..but..I used GMAC and they snuck in another I think it as 150.00 for some admin fee.
My seller would not budge. I paid all closing costs..they paid nothing. That said, my only regret is I didn't wait for a contract with a few points more on it since I'm like 3 points shy of being able to stay a whole week.
 
On 110 point contract, the closing was 450. My seller paid 1/2. I paid 82 per point.

If you can find a private party to sell to you, you could potentially get this done for less than $50. You'd have to forego escrow and a deed prep service to get it that low.
 
It will be harder to negotiate closing costs on smaller contracts because of demand, but we've purchased a 120, a 270, and a 150 point contract, and have never paid closing costs through GMAC.

Because contracts were loaded (all previous year's points, plus all current UY points), I paid current UY's maintenance fees and the price per point. The sellers picked up all other expenses (closing costs and GMAC fee, which was $195).
