Closing Cost/AKV Direct- Resale

Hello I am am looking to add small point contract on at akl. I want to match my current use year. The thing is resale akl points for my year and point spread are rare and demand premium for the small contract. I’m looking around 40-55 points. Does anyone know how closing costs are calculated on something like this from Disney. Resales closing seems very high.

I just notarized a tiny add on yesterday. $250 document fee and 200-250 for something else. It was half closing of what I paid resale in the same month.

Wow. The document fee is $250 now? There used to be no closing costs direct. I bought direct in 2017 and there was no doc fee. Cost me under $150 for 60 points. Then I started hearing $200 doc fee. Now $250.

Just checked $548 total. That doesn’t include dues.And ugh don’t remind me. Closing costs are the worst!

It's not that simple.

We purchased 200 direct CCV points in Aug 2020, and settlement charges were $579.50. The document fee was $225.00 for a total of $804.50. I know some (if not all ??) of the settlement charges are based on the cost of the purchase itself. For reference our settlement charges (the $579.50 figure) were roughly 1.3% of the purchase price prior to deducting the developer incentives. I'm assuming the document fee is just a set price and appears to have gone up to $250 since we purchased based on the above post.

Hopefully that will help you estimate what your costs would be.

Closing costs aren't standard. There is one reseller that offers really cheap point pricing and then a huge closing cost bump. When they pop up on ROFR it always throws me off. Closing can also vary a few bucks by title company, and you can usually pick that as the buyer. I find the board sponsor's estimates are pretty accurate for resale cost.

Your guide should be able to tell you exact for direct.

When you buy direct, it is all spelled out exactly what is covers, My 175 RIV in 2019 were $195 document prep fee, Title Insurance of $189.18, Recording fees of $18.50, City/county tax stamps $230.30

It appears from the literature that I recieved that cash vs financed closing costs are different as well. The chart shows approx $566 closing costs on a 125 point AKL contract for cash vs $695 for financed.
