Didn't put this on the rent/trade because it is only a hyperthetical!

My DH and I are considering a resale with 220 points (2002) and 220 points (coming Dec. 2003) so actually all 440 points are available now!

We are booked on a cruise for December and while we planned to use points and change our resi from cash to DVC we are now toying with the idea of purchasing to then rent out 300 of the points! This leaves us with plenty of points for additional vaca in this use year and also we could pay $$ and not have to mess with changing our room on the cruise and what not!

Our concern is how quickly are points usually rented? If we post 300 available is it reasonable to think we would get rid of them within a month?

I would think so.i have rented out points a few times and had no problem renting them out.one thing you may want to do is go to the rent and trade boarsd and look at who is looking to rents points from a DVC member and respond to their thread.
 
As an FYI, it will take close to 60 days to close this resale. And when renting you have to be able to actually make the reservation for the person in advance (meaning points available to you). Technically you would not even be able to begin checking availability until late June at the earliest.

In addition, sounds like you may need the cash up-front, which will have to be negotiated with each renter. I have historically only collected a deposit up-front.

Finally, the rental transaction is only complete after the rental is complete. You may make the rental non-refundable, of course, but I have never spent rental $ until the rental is complete. I like the flexibility of refunds/other options, regardless of my cancellation policy.


Anyway, renting is a time consuming effort, especially if you have not yet closed the resale.

I wish you luck with your decision! By the way, this flexibility is one of the greatest advantages of DVC - not the renting, per se, but the choice between cash or points, banking and borrowing, etc. I enjoy it - and it has always worked for me, if I put a little work into it.
