Thinking ahead to Christmas 2018 and interested in renting DVC points. Family would be DH and I and 3 kids 7, 5, and 2. We've been to Disney twice as a family and always camped at Fort Wilderness. I have finally pushed DH into trying the deluxe resorts as we are a family that loves our pool time and I think we would all enjoy the nice pools!

I am unfamiliar with all the logistics of renting DVC points. For a Christmas time stay, meaning the week between Christmas and New Years, how early would I need to start talking with someone about renting points. I understand that you can rent 11 months out at a home resort or 7 months out anywhere else, but I wasn't for sure if I should make contact with someone earlier than that to try and find available points? Or if I went with David's rental would they even speak with me more than 11 months out?

Not for sure which resort we would be interested and I would be open to suggestions, obviously the pool and water features being our biggest draw (more so than restaurants, etc.) I would most prefer to stay around the MK area, I like the idea of Wilderness Lodge since we are outdoorsy type people. I know we are not interested in the resorts that are farther out, AKL, SSR, OKW. We will likely have a 3 or 4 day PH and spend a majority of our park time at either EPCOT or MK. Probably looking at a studio or 1 bedroom.

IMO, it's a little early to be lining up an owner if you don't even know where you want to stay or what size unit you want. Spend the next few months narrowing down your choices and look for an owner beginning in September.
 
I would line up an owner or David's in late summer. As far as resorts there is only one choice is you are interested in an AMAZING pool. The beach club villas pool is hands down the best on property. Lazy river, pirate slice, sand bottom, sand zero entry area, volleyball in the pool, bridges. Our kids LOVE it. It is also a 5 minute walk into Epcot. Do a little research I think if pool time is a top priority you should really reconsider.
 
David's will not take a booking request 15+ months out, to the best of my knowledge.

Keep in mind that Christmas is not always swimmable. Historical averages for that week are high 70, low 52.
 

Sounds like either Beach Club (described above) or maybe Bay Lake Tower (15 minute walk to MK and a has a great pool w water slide + the monorail to EPCOT from the Contemporary). We have young kids as well and it works great for us.

David's will take your reservation up to 12 months out but it will not 'fill' until the 11-month window or until they can find points. David's website has a lot of great information about when to book, how to book, etc.
 
Your problem will be David having an owner with the points you need at 11 months out. He might have a SSR, OKW or AKV owner, but you've already decided you don't want that. You might check the DIS Rent/Trade Board to find an owner there who is renting out their points to see if they can get you the villa you need at the location you want.
 
With children of varying ages 2, 5, & 7, you might fine if the older one is more adventurous it will be difficult for the parents to watch all the kids in Storm Along Bay because it is so large. Many people have posted here that it was nightmare trying to keep track of the kids because the older child(ren) didn't want to stay where Mom or Dad were with the youngest.

As to which resort to stay in the MK area I would recommend BLT which is easy to walk to MK especially with a stroller. Or you have the option of the monorail, but that could take longer to get to BLT using the current route of the Resort monorail which stops at the TTC, Poly and Grand Floridian. A one bedroom at BLT would give your family lots of room to stretch out and plus a kitchen to fix breakfast and snacks and maybe even lunch or dinner. But the studio would be pretty small for a family of five. I always recommend families with young children take a mid day break at the hotel for the kids to nap to use the pool. And then go out again the in evening.

However, if you want a studio, I would consider PVB because those studios are hugh, plus they have a single murphy bed in addition to the queen bed and queen pullout couch that gives your family more options for sleeping. Since your two year old will probably be 3 by then. And you can take the Monorail from either the TTC which is a short walk from the Villas longhouses or the Poly's stop at the Ceremonial House. Taking a monorail from the TTC gives you the option of taking either monorail the resort or the express which is quicker. The two pools at the Poly are nice, at the feature pool there is a wonderful water play area for the kids.
