Choosing between reale purchase & buying AKV?

DF and I recently went through the DVC pitch and we became very interested. We understand that buying resale is cheaper and it allows you to get home resorts that Disney no longer offers. My biggest fear is that we're 23 years old. 35 years from now, when VWL or BWV are expired, I will be 58 and nowhere near the end of my vacationing.

Do I choose AKV or buy resale?

I hope that I'm not opening a can of worms or be asking a very common question.

(We take one trip per year with two HUGE trips planned in the next two years... Honeymoon to the Caribbean and a 10 day Disney vacation. We'd like to get DVC and make reservations before next May so that we can apply the points to those trips)
 
Because the 11 month booking time is becoming so important if you want to visit WDW during busy times, I'd suggest that you visit each of the resorts and see which one gives you the best feeling and then buy there through resale. We had good luck working with Jason at the Timeshare Store. If the 35 years is really important to you, remember that Disney just offered (at a price) to extend the ownership period for Old Key West recently.

I am in love with VWL, BWV, and AKV. It seems like a huge commitment, but we know that we want to go on vacation every year and to Disney World at least every other year. Plus we want 3 kiddos and I know it will pay off in the long run... It's just overwhelming!
 
I don't think you will get a very good deal going the resale route for AKV right now. With the current incentives you lose out with the resales that are available. When the next price increase comes the resales may be comparable to the direct new sales from Disney, but as long as there are AKV incentives when buying direct the existing resales will pale in comparison. In a few years, once Kidani is sold out and the price has increased a couple times an AKV resale may save you a little money.

The other resorts do have some very good prices via resale and I would be hard pressed to buy direct from Disney for any of the older resorts unless I needed the points immediately. Waiting a few months for a resale to go through on one of them would be worth it for the money saved.

Do you really think that you will still be vacationing at Disney 35 years from now? Who knows where you will live or what jobs you will have in 35 years. A lot of things can happen between now and then. People complain about the condition of the older resorts now. What will DVC and the resorts be like in five, ten, or fifteen years? We will keep our points as long as we are using them and we are having fun. If things change, so will we.
 
We have travelled to Disney every year or at least every other year for the past 21 years, and I still can't get enough. Our vacation times are changing but we still want to go to disney. I wish I had been able to buy in at the beginning when it was around $50/pt. However, we were young, small kids, big mortgage, high interest rates, afraid of debt.:scared1:

You will probably add on over the years, and end up with some of your contracts expiring at later dates. If it's important for you to stay at a particular resort, then buy there. We bought BWV because we like to be close to the parks, it allows us a couple of days during vacation that we don't have to wait for transportation, we can walk home, stop for a snack or some BW entertainment on the way. It makes it seem more like a vacation, than standing on a crowded bus with lots of other tired people.

If you are planning on buying 200pts and want to stay at one of the older resorts its well worth your time to look at resale. The developer pts are nice, but will be gone after your first trip, and then you will be dealing with 11-7 month booking windows. what are the current AKL incentives? I couldn't get a straight answer from DVC

After asking my guide, I was told:

1. One time bonus points equal to the number of points you purchase to use at SSR. Have to be used within one year.

2. $8.00 credit back per point.

3. No MF's until next year.
 
Do you mean the DVC point chart for each resort? I'm almost positive that those are set by disney and are the same for every member.

We bought a small HHI contract because we wanted to pay cash and not be required to buy 160 pts. The closing costs in SC are higher than Fla. because state law requires the use of an attorney. Once you add that all together, unless you work seller paid closing into your deal, you are paying the same amount p/pt as buying thru Disney. When we add on at HHI, we will go thru Disney direct. You don't save much if anything if you purchase at HHI. WDW or VB are a different story.
 
We are planning to buy 160 pts at AKV next week and with the current incentive, there is no benefit for us to go resale at $94 per point at all IMHO. As other stated, buy where you want to stay the most.
 
I thought the thing was ....if today when you buy in, a week at akl( just picking a name) costs 175pts then in 25 yrs it should still only cost you the same points. Am I wrong? Is there an advantage then to buying an older resale?

It doesn't matter when you purchase DVC, whether tomorrow or 10 years ago. The same Point Charts apply to all DVC owners. Everyone who wants to book at OKW, for example, will use the same amount of points if they book the same accomodation for the same dates.

I agree that HHI may be the exception, but I was referring more to the WDW resorts. OKW is also a new exception since all the direct buys have the extended contracts where the current resales all have the older 2042 expirations. Those resales are cheap and getting cheaper. I would be hard pressed to buy OKW as an add-on direct through Disney at $101/pt (or whatever it is now) vs. $70/pt on the resale market, even with the extra 15 years. I already have AKV for my long-term contract. All the other older resort resales (BWV, BCV, VWL, etc) can result in some pretty significant savings, especially if you can find a loaded contract.

So you buy AKV because you like it best but get points you have to use at SSR? That doesn't thrill me as deals go because I didn't like SSR at all. They must be having a really hard time selling it.
 
I just left WDW on Friday and went through the DVC sales pitch. I have been very interested in buying into BWV and asked my guide (who shall remain nameless) what the advantages vs disadvantages were to buying through Disney instead of resale. He told me that Disney flagged prospective buyers who do the presentation in their system and would exercise ROFR on any contract I attempted to buy through resale! Then he said they did have points available at BWV but the point cost and MF were way higher than SSR. I was never told about the incentive points being offered right now at AKV, and was also told that the MF there were way higher as well (I do not conisder 1/2% way higher). I did end up paying a $500 refundable deposit the last day of our trip to take advantage of the SSR incentives. I should get my paper work next week sometime. There was no pressure to buy, but after returning and reading some of the posts, I feel like there was not complete honesty in the discussion we had. I like SSR and do not mind buying into it, but was our guide deceitful in what he told us?
