Canceling trip; tickets from broker; FP+?

We are planning a trip in March and staying onsite. We have a room only reservation. We are ordering our Magic bands. There are 3 of us. We already have an older nonexpire 6 day tickets. We are going to buy 2 more 5 day tickets either from a ticket broker or WDW. They will be expire in 14 day tickets.

We will book all our FP+ for our March trip next week. Let's say we have to cancel our trip. Since we haven't gone through the park gates, is it like we haven't used the tickets at all?

Yes, the 14 day clock does not start until first used. Some ticket brokers accept returns if the seal is not broken, minus a fee.

I believe the new rule for UT tickets is they can't be returned once they are connected to MDE. I read that here in the last day or so.

Yes that is true. It was on my UCT tickets when we got them. They won't expire but they can't be returned.
