Can you request to tour other sites besides the SSR?

We have a DVC meeting scheduled in October.

I'm a little miffed as to why the sales associate we've been "designated" to won't be touring us, but that's besides the point. We know people have lives and time off.

We also know that SSR is filling up- we assume that's what she meant when she said that they're going back into pre-sales, at least. Although you can't buy "Home Resort" at say, OKW unless it's a resale, can we request to tour these resorts with a sales associate?

Anything else we need to know about the meeting?

First of all, the idea that you can only purchase "sold out" resorts resale is a common misconception. You can purchase any resort direct from Disney provided they have points available.

With OKW, however, you'll probably save close to $20 per point buying resale, and you're unlikely to get ROFR'd unless you buy a very small contract or you really make an offer that's too low. You have to compare the current resale ROFR levels with Disney's direct price to see which is better for you.

With regard to the tours, the DVC sales people at the resorts will not take you on a tour. Their job is to stay at their desk, answer questions, and make appointments for SSR tours.

However, if you ask at the front desk, they will usually let you tour a room if they have one available. And obviously you are welcome to walk around the grounds and common areas of any resort, talk to CMs, etc.

Just ask at the front desk. As long as there is a room available (empty & clean) they will have someone escort you over to see it.

As far as the SSR tour itself, I would allow plenty of time. This is your best opportunity to get answers, so do your research ahead of time and be ready. You do NOT want to be constantly looking at your watch because you have something else to do. When I did the tour, I was by myself and spent about two hours -- two people will take longer, because you'll both have questions.

You will have no pressure on the tour, but you may be offered an incentive for buying within 3 days of the tour. If you are, that's a real deadline and the incentive will not usually be available after the deadline.

If you decide to purchase, Florida law gives you a ten-day recision period, from the date you sign the papers to purchase, during which you can back out with no penalty. When we bought an add-on direct from Disney, I noted they gave us 15 days.

Currently 2/3 of the units at SSR are open and ready for guests. The final 1/3 is scheduled to begin opening in 2007.

When they say their are going back into "pre-sales", that simply means that they have a short supply of points in the units that are open now. If they run out of these points before you agree to buy, then you'll simply be buying into the units that aren't open yet.

The only restriction here is that you probably won't be able to start using your points until YOUR unit is open and accepting reservations. Under the timeshare format that DVC uses, we have an ownership interest in one specific unit, but we effectively pool all of those units and can stay anywhere we choose. The one catch is that you can't start using other people's units until yours is part of the pool.

If they go into pre-sales mode again, chances are you'll see an extra bump in the incentives offered, resulting in a slightly lower price. That's just speculation, but it is based upon past practices. Also, you won't have to begin paying any dues (maintenance) until your building opens and if you finance, there should be no payments due or accrued interest until your unit is open.

I was at SSR back in May and two of the unfinished buildings were pretty far along. They could very well open right after the first of the year. When you're on the tour you should be able to find out exactly what sort of hardship is involved in buying into one of these unopened buildings. It may not impact your travel plans at all.

As others said, you CAN still buy other resorts from DVC, but you'll pay MORE than SSR points and get fewer years of use. I'd suggest going on the SSR tour and then check out some of the other resorts on your own. The BoardWalk still has a model unit down near the Brewing Company that's open during the day. You can walk in there and check it out with little hassle, but don't expect to get as much one-on-one attention as you would during the tour.
