Can you explain the controller website?

I am trying to look up the information on the Florida controller's website. I'm not sure if I am doing it correctly or not. I have gone to the search info., and inputted the information for the seller, as well as our names, and neither gives information that I would expect.

When I put in the sellers info. it brings up something, but, it doesn't show exactly what it is, and it has the gentleman's name, but, not the lady's info.

So, can someone give the me "Idiot's guide to the Controller's website?"

If I am understanding correctly, it will show when ROFR has passed? We have passed ROFR, we are waiting on closing (have sent the documents back). I would just like to watch this to know when things officially go through.

Maybe she used a different name on the title. Or could this maybe be a non-Orange County purchase like HHI, VB or GCV? I don't think it will show that you passed ROFR, only when you close.
 
It is OKW. I may have misread somewhere that it would show up when passed ROFR and also closing.
 
I just checked the comptroller's site (http://or.occompt.com/recorder/web/login.jsp), and I don't see anything for our new contracts yet (we passed ROFR on two contracts we're selling and three we're buying the last week in March).

When I look at the ones that are there from previous purchases, it does show both the deed and the ROFR waiver (two separate entries). However, the waiver and the deed were imaged on the same date. When I went back and looked at my notes on the time line from 2007, here's what I had:

* Made offers on 2 contracts through GMAC on 1/9 and offers were accepted same day. Also sent a $100 deposit for each on 1/9.
* Contracts went to Dis for ROFR around 1/16.
* Passed ROFR on 1/31.
* Estoppels came back to GMAC on 2/17. This allowed the title company to prepare the closing docs.
* Received closing docs on 2/20. Returned everything to GMAC on 2/21.
* Deed was recorded through Orange County on 3/7.
* We were in the system 7 days later.

DH and I are about two days ahead of you. We sent our closing docs back last week (they received them on Friday). If I hear/see anything, I'll keep you posted, as I know you've had a really hard time with this resale. :sad1: I'm so hoping the rest of it it is smooth sailing for you! :hug:

When DVD waives its Right of First Refusal (ROFR), it files a NOTICE document with the Orange County Comptroller. Disney is shown as the Grantor, and the Seller and Buyer are shown as the Grantee. Currently, the ROFR Notices are being filed and recorded with OCC about 4 to 6 weeks after Disney exercised ROFR.

To locate a ROFR Notice on the OCC website, go to the OCC Document Search screen at https://officialrecords.occompt.com/recorder/eagleweb/docSearch.jsp?searchId=7


  1. Uncheck box to Search Specific document types
  2. Choose 'Notice'
  3. In the Grantor box, enter Disney
  4. In the Grantee box, enter the name of the Seller in Last Name, First Name format.
  5. Click the Search button to start the search


If the Seller's name is common, the search may return a large number of records. To reduce the size of the matches, enter a range of dates in the Recording Date Start and End fields.

The OCC website will return records that meet your search criteria. If you want to view a record, click on the 'Add to My Images' entry that appears to the right of each record. You can click on more than one record, or all records, if you wish.

The records you select to view will appear in the left hand margin under 'My Images.' Below this list will be a link labeled 'Download My Images.' When you click on this link, the system will prepare a PDF file that can be viewed and downloaded.

Once the actual Warranty Deed is filed and Recorded with the OCC, you can view and download the record using the same steps as above. Search for 'DEED', enter the Seller's Surname in the Grantor box and the Buyer's surname in the Grantee box.
