Can Someone Help Me With the Math?

Like a lot of people we have the add-on bug. We want 100 pts at BCV. I spoke to my guide who said that BCV points were going for $89/point. So through Disney, the cost for these points would be $8900.

For illustrative purposes, if I bought a resale at $78/point (that seems to be the ROFR threshhold) the cost would be $7800. Add $400 closing costs and that brings the total to $8200 or $82/point. What other costs are associated with a resale? Does the buyer pay the commission to the resale agent? How ofter is the buyer responsible for current year's dues? Are these contracts typically "whole" or more often than not are have the points been borrowed and used? I know it may be hard to say what is "typical", but any help anyone can give will be helpful in deciding what route to take.

the broker can tell you about the points. most of the time they advertise when a contract has banked points.

You can spell out the rest. if you don't like their terms go some place else.

you are buying.

sometimes the buyer pays all the closing costs, sometimes the seller, sometimes they split - buyer and seller both pay - just depends upon what you and seller agree too.
 
If there are current year points available, you'll have to pay another $400+ in maintenance to the seller in order to pass ROFR.

I'm far from an expert on resales, but the equation appears to be Points + Maintenance + Closing = Total Cost. If costs are shifted to the seller in one of those areas, it probably needs to be made up elsewhere. Paying $78 pp base with no maintenance is about the equivalent of paying $74 base plus maintenance, and I don't think either would make it through ROFR.

As you're trying to decide, I would also keep in mind the popularity of smaller contracts. If it were me, I'd get on the waiting list with both resale agents and DVC, and just take whichever came through first. The cost difference is likely to be minimal--at least until DVC raises its prices.
 
Thanks for your input. I am on the list with Disney, and I think I will get on a resale agent's list and ask a few questions.

I think the thing I keep going back to is that if Disney exercises ROFR on BCV as often as these boards would indicate, it could be a long road with a reseller. First you bid and then the seller accepts and then you have to wait for Disney and if they ROFR then you start all over again. I'm just trying to see what the real cost difference is, and then add in the "aggrevation factor".

Has anyone been ROFR'd more than once during this process?
