Hi--I have been considering dvc for a few years and am thinking the combination of incentives going on right now might be what I need to take the plunge. I want to take advantage of the Disney Visa promo and the Developer points and the $ off per point (if I have these all correct) and buy direct thru Disney (yes, I will have to finance it). I have not spoken with DVC yet but hope to in the morning....With that said, how quickly could I close and could I be staying DVC as an owner for our planned visit in January that I already have regular room reservations (at WL) for? It is not till the end of Jan. but I cannot push it back because we already have the airline tickets as well as Annual Pass' that expire on Jan. 27.
Can anyone tell me how quickly it can happen?

If you buy through Disney, it can happen very quickly. The concern is that DVC is sold out for when you want to go. When you call tomorrow, ask your salesperson to check availability. If there are rooms available, they may be able to place a hold on those rooms until your purchase is done.

DVC can easily process all of the paperwork in time. The one challenge you may face is availability. Booking a room on 3 mos notice is not ideal.

My suggestion would be to apply a little pressure to the saleman and see if he/she can work some magic. Tell them your dates and preferred room size, and see what they can come up with. I think that approach is reasonable given the cash reservation you are holding.

I just wouldn't recommend being too particular about resort this time around. Some of the DVCs are fairly small (Animal Kingdom Villas, Wilderness Lodge and Beach Club Villas are all around 200 rooms or less.) You'll probably be at OKW or SSR this time around, but remember you'll have 40+ years to sample the rest even if those two aren't your cup 'o tea.

Thanks--will I have better chances or worse chances of getting into WL if I am looking for a 2 bedroom? Do they have many? How about BWV?

VWL is the smallest DVC. You can't use points at WL because it is connected to a DVC resort. Most of the resorts are booked up through the Marathon time and I'd bet more are booked through MLK day. Doesn't leave much for your trip.

If AKV are not closing immediately, do you still get to use your points at non-AKV DVC resorts?

Two more question about the timing....If I wanted to also use the Disney Visa Reward dollars for a Jan. trip (if I do go forward with purchasing right away) would the $500 reward dollars be in my account by then? Also, do I understand correctly that I would get the 160 developer points to use right away as well as 225 points from 2007 to use right away? When would my use year be? Also, the maintenance fees would be prorated but by how much or how does that work for 2007?

I'd suggest looking at the specific terms of the offer. I know that when Chase has offered me special reward offers in the past, it contained fine print stating that the rewards would not be credited for several weeks or months after the conclusion of the promotion.

I would think that 3+ mos would be enough time, but Chase writes the rules.

That is correct.

You would have to ask a salesperson which use years they are offering.

Also ask the Guide about the dues question. The most you would have to pay is around 2/12 of the 2007 dues (representing November and December), but they have also been waiving '07 dues outright for some resorts and use years.
