Thak you so much - we haven't closed on our purchase yet so had nothing definitive to read. I am going to call my guide and have her read the pertinent pages. It does seem, though that she should know the rules, especially as it has been in effect a minimum of 3+ yrs.

To be honest, I don't think it's uncommon for the guides to be misinformed in some area or another. At least most are honest, even if they make an occasional mistake.
