BWV resale question

Has anyone bought "loaded" contracts... fully banked points + current use year points? What is the going price for a loaded resale?

I missed out on OKW yesterday and today a BWV popped up so we sprug for it. The seller wasn't willing to negotiate (74pp on 150 pts) but I figured if we needed to resell points, a BWV would resell better than OKW as well as hold more value. We have several contracts and I like the option of reselling points if we don't use them.

It seems to be a better value to buy a loaded resale and sell the extra points to getthe price pp down.

Thoughts anyone?

I agree with your reasoning.

A question for you -- can you tell me where you found this resale? I have been trying to buy BWV with no luck. I've asked all the major resale brokers' to notify me when a BWV contract shows up, but have only been told of *one* contract in the past month or so. I'm thinking that maybe I had better recontact those brokers to make sure they have my correct information and so forth.
 
From my experience, I would say you are buying at a very good price for a loaded contract. You don't want to go too low otherwise Disney could excercise ROFR...Good luck!
 
We did the exact same thing, except we bought a bigger contract than we really needed and rent out the extra points to help pay dues, etc. We had 230 points at OKW and I really wanted 300 points total. We bought a 200 point BWV resale with 100 banked points, rented out about 200 points right away and are renting out about 100-150 points per year. It's really worked out well for us.
 

We picked up 170 points at BWV a couple of months ago... 120 banked and 2004 completely intact. Asking price was $70 per, and we didn't bother to negotiate... it seemed like a good deal. But we also have no interest in renting the points... just planning a special first trip home: 2BR BoardWalk view for eight nights.

to Judy S: I would recommend being a little more proactive. I've seen quite a few BWV on the resales sites lately, not that they last long. I think you would do well to call them all again. Keep in mind that they have a lot of names on their lists (Shontell said she has 700+), and may not have the time to search through everyone's request for a possible match. I'm sure it's to their advantage to get properties out there as quickly as possible. Being more proactive will improve your chances of being in the right place at the right time. Good luck.
 
We paid $71 per point for our BWV contract back in December (fully loaded with all 2002, 2003, and 2004 points intact). We got a great deal!

You are completely correct -- that 150 point contract with the 2003 points all banked is the absolute best value when buying into DVC ... since you don't even pay annual dues for the banked points, you are essentially getting a free vacation stay with your purchase. The $74 per point price is very reasonable. The prices for Boardwalk and Beach Club have both escalated since DVC announced their price increase in March. BWV seems to be selling for $72 - $76 right now, so you are right in the middle. My advice ... if you want to own at BWV, you are not going to do much better than that contract.

The only drawback ... it's only 150 points!
 
In February we purchased 150 BWV points at $74 per point. This included 150 banked points for 2003 and all 150 points for 2004. We found the listing at the Timeshare Store. We put in our offer the day it became available because we had been looking for a few weeks and this was the first time we saw all of the previous years points banked.
