what was actually paid for 2005. Is that true for the other Florida DVC resorts? Hard to believe that Florida property taxes are going down in 2006 - they sure aren't here in Minnesota!

Anyway, I was looking at my Annual Dues statement (found it online at the Members' Website) and thought it odd that DVC estimated 2006 property taxes to be a smaller amount than they actually paid for 2005!

Me thinks at least we BWV owners will be playing "catch up" again next year.

Best wishes -

Hmmm. Interesting. They didn't just go down, but went down by 6% (approx). That seems like a lot. I agree; a catch-up is probably coming in '07.

The estimate for the coming year is 10% higher than the estimate last year. However, as you indicated, the new estimate is less than the actual for this past year. Similar issue on our VWL account as well.

The estimates are higher than the actual partially because of the way most Florida counties project and then collect ad valorem taxes. We usually see a projection prior to the actual budget-setting sessions which is somewhat higher than the tax bill we actually receive. I'm sure that's because our dedicated county commissioners are carefully looking out for our best interests.

Then once the bill is received, most Florida counties (maybe all of them -- not sure) offer discounts starting at 4% for paying early. Obviously, escrow companies always pay early to get the full 4%, but I guess if you were estimating taxes for a timeshare, you might estimate without that discount.

Jim - Minnesota counties also estimate high and then the actual usually ends up less than the original estimate.

However, for at least the BWV, DVC estimated 2006 taxes to be LESS than what we actually paid in 2005. I find that odd unless FL passed some type of tax reduction package for 2006. And that doesn't seem likely, LOL.

I'm not sure why DVC has underestimated taxes the past 3 years, causing an extra payment in January. Each time they estimated a number less than the previous years actual. The first years I owned, there was a credit. I pulled these figures off my BWV statements:

Year.....Estimated....Actual
2001...... .7166...... .6924
2002..... .7603...... .6588
2003..... .7760....... .8050
2004..... .7954....... .8792
2005..... .8546....... 1.0028
2006..... .9407

On my 250 points, there will be an extra $37 due in January. The funny thing is the years that taxes were overestimated, they spread the credit over the entire year.

My property taxes in Minnesota went up - a whopping $17 on $3400 in taxes. Might as well have gone down.

Stupid, too, since my city has been dipping into reserves for two years and is deficit spending. Not sure how they intend to pay increased heat bills this year.
