Which is in "better" condition meaning room wise and which would you choose if you had the choice?

About the same. But I would choose BCV because I like parking closer to the villa rather than down the hill/across the street/etc.

Condition can be a resort issue but IMO it's more of a room issue. You may get a room that has a lot of wear and tear or you might get a room that is in good condition. You just never know and some resorts won't let you change rooms without a fee once you open the door.
