Buying Your First House

Hiya

Me and my partner christopher have just started looking for our first house, any body got any tips how not to get the wool pulled over our eyes?

we viewed threes houses (i use the term loosly on two) today the first two were absolute dives (at £90k each) but the first was a gorgeous branch new town house with two rooms that i would have had a t a snap (for £99950) but the downside and the decider was that there was no room for a table,

I was just wondering what do you suggest look at older houses that need work or go for newer houses that tend to be smaller.

This is all new to us and I must admit chris is leaving it mainly up to me to find houses to look at, I just need some help knowing what questions to ask and what things need to be considered.

Hi

You need to think about what will be important for you. If a table is a must then the townhouse will be no good however gorgeous it is!

The biggest tip I can give you is to try to look beyond the mess and decor. When we bought our first house we went purely on looks and yes we did get a lovely two bed terraced house but boy was it small.

When we bought our current house three years ago we were a bit wiser, this house had been on the market over a year and the current owners had already moved out and bought somewhere else as they couldn't wait. The outside looked all right but inside was a mess, nothing a good clean, redecoration and a few new carpets could have sorted out. Most people walked in and thought uugh! but we could see beyond this and imagine ourselves, our colour schemes and our furniture in it. Don't forget though to work out roughly how much it would take to turn this into YOUR house and include this in your figures, if its still in budget and you don't mind a bit of work then go for it.

As first time buyers you will be most sellers dream as you have no chain.

I work part time as a viewing agent, so I thought i'd offer my two penny's worth!!

Have a good look! Even at the older ones, the decor might be manky, but alot of the time its just old wallpaper and old carpet. Like Sam said you have to look through that, its hard sometimes but try!

Try and take a note book & pen with you and at each house you view write down any questions and all comments, good and bad. Because you might look at 5 houses in a day and forget what you saw and where. If you see something you don't like write it down, because you might think it was THE house, but when you go back for a 2nd viewing you might be dissapointed.

And the last thing you have to see the really vile ones to appreciate the good ones. :)

Well today I have rung a number of estate agents and been into a few, I have arranged two viewings, one for tomorrow evening (new house on a new development near where my parents are) and one on sunday a bellway development hom thats 5 years old with three bedrooms.

I went into white halls and got totally ignored (my guess is its because i was wearing jeans) but will all estate agents view me like this just because I dont wear a suit out side work.

On the up side it turns out my parents have been buying things for my "bottom draw"as my mum calls it. so I have some things before I start shopping for bits myself. Today I bough some lovely storage jars for tea coffee and sugar, and I decided my kitchen will be stainless steel.

Just need to figure out all the little bits I can buy before we buy the house
