Buying resale DVC contracts for non us citizen

Hi! I really want to join DVC, I already took the resort tour, but don’t want to buy direct from Disney, I want to benefit of the better point price of resale contracts and the possibility to choose a non available resort at regular DVC. Does anyone knows if the process of resale contracts for international buyers is the same?, or involves extra requirements and expenses.

I have a resale contract and it all went smoothly. The broker should be able to help you out. I contacted a few brokers before I started putting in offers to check that they could explain the process to me. Sending the money was a little more challenging. I ended up using Transferwise as this service allowed me to set the exact amount received rather than the amount sent (as exchange rate fluctuations and unknown fees from the recipient’s bank can cause problems).
 
At The Timeshare Store, Inc. we work with International sellers and buyers on a daily basis. The purchase process is exactly the same as a buyer located stateside. A credit card can be used for the initial and a bank wire transfer at closing. Ozliz is correct on making sure you are aware of any fees your bank may charge along with fees any intermediary bank may charge.
 
What do you mean by “choose a non available resort”?
If the rooms are not available you can’t book no matter how you bought.

Thanks for the info. It sounds easy and the only extra charge will be the bank commission from my bank in Mexico for international swift payments. I will contact you in a near future to look for a contract that fill my needs. I’m thinking to find one with the necessary points to spend 9 nights every other year in a one bedroom Villa for 3 adults with possibility of use it in Feb, May or Late August. Love Boardwalk and Beach Club.

Thanks for sharing your experience and yes some times you send the exact quantity and then find you have a due amount because all the fees they charge you.
 
One extra think to pay extra attention to is if you as an international buyer, purchase the DVC contract from another non-us citizen.

The buyer is responsible for paying the FIRPTA tax on behalf of the seller. This doesn't mean its a problem, just one thing to pay attention to.

Normally the closing company will handle this, on behalf of the buyer and seller. The seller will pay the cost NOT the buyer.

Just ask your broker if the seller is international or not.

In some cases - not all - buying from an international seller might prolong things a bit as the deed needs to get notarized and that is only available at an US embassy.

Hi I'm also from the UK and have gone through the Timeshare Store for mine. From what I can see sofar it's still pretty easy. Things can just be signed and scanned for etc. I used credit card for my deposit but if my resale does pass ROFR from Disney then I'll have to do a transfer which I'll likely do from Transfer Wise. You should find quite a lot of the UK members over on the UK DVC board as well, that should be able to help.

I have been told that the AHC is NOT a suitable way to transfer my final balance payment. I am in the UK and thinking of using transfer wise. But I can’t find out which type of payment is best???
 
I'm in the process of buying resale and I'm from Canada. It is very easy to purchase. Paperwork is all done via email. Deposit/down payment can be made on the credit card. The remainder of your payment in through whatever method the resale company allows.
 
Just another person repeating all of the above. We're in the UK and currently have a resale contract going through ROFR, it's been massively easy, and actually easier than buying direct because we haven't had to ship any physical documents, it's all been conducted over email.
 
Resale was very easy for us as Canadians. As someone mentioned above - i would not buy from an international seller as it adds a layer of complication.
 
Do you know if there is a company that alows both down payment and the remainder on a credit card? (The points would make the exchange rate a little less hard to swallow)
