Buying new DVC- wih few ques re UY

The points are awarded in April yearly. I want to go to WDW the 2nd half if Jan yrly. Couldn't I just bank my points and book my vacation this way?

It is not the booking you need to consider it is what happens to your points if you have to cancel
 
this sounds like you are saying you want an april UY for trips in late january? that worries me a bit that you have not been paying attention.

do you understand the difference between cancelling a jan 20, 2015 trip on dec 1, 2014 with an april UY as compared to a dec UY?

No- I do no know what happens if I have to cancel my jan trip? Couldn't I just pick another time to reschedule it (even if at another resort or date). If I just cancel without rescheduling, I assume I'd lose my points?

some examples:

if you have an april UY and a jan 20, 2015 trip and you need to cancel 45 days out (in dec 2014), your banking window for your 2014 UY already closed on nov 30, 2014 so you'd need to scramble to use all of the pts in the reservation before they expire on march 31, 2015.

if you have a dec UY and a jan 20, 2015 trip and you need to cancel 45 days out, your banking window for your 2014 UY won't close until nov 30, 2015 so you'd have until then to decide whether to use current year (2014 UY) pts for a reservation in that UY or else bank them to the next year. (you'd still need to use banked and borrowed pts by nov 30, 2015. one of the basic rules of banking and borrowing is that you can only move pts one time.)

if you have an april UY and a jan 20, 2015 trip and you need to cancel 5 days out, the pts would turn into "holding" pts so you'd have to use all of the pts in the reservation subject to a 60-day-out limitation - but that won't matter much since they expire on mar 31, 2015 anyway...which is only about 60 days out.

if you have a dec UY and a jan 20, 2015 trip and you need to cancel 5 days out, the pts would turn into "holding" pts so you'd have to use all of the pts in the reservation subject to a 60-day-out limitation - but at least you'd have about 10 months before they expire on nov 30, 2015 to decide what to do with them.

having a better UY just gives you more options if you have to cancel.

BTW, your april 2014 UY means that the pts are valid for stays from april 1, 2014 to march 31, 2015. if you book a stay during that period, those pts would be considered "current" pts. you would not need to bank your april 2014 pts to stay in jan 2015.

it's best to throw out the calendar when looking at UY...

When the heck do they explain all of these 'other' important details in the process??!! I want to know what I am getting is into and we are serious about this so I don't understand why I has been difficult to find out this info early on?

The salesperson won't explain all the details to you, that's why you need to do your own research and know all of the ins and outs of the timeshare before you sign on the dotted line.

Your salesperson also won't tell you that you can request any UY you want. They just happen to be pushing April currently.

DVC has already changed the renting game a few years ago and they could do it again if their attorneys got real smart.

They limited the number of contracts a person could be an associate member on. That was David's old way of business. They also stated that 20 reservations per year would be considered commercial unless the same names were on each reservation.

DVC isn't fond of members renting out their points even though the Public Offereing Statement does allow it. It competes with them selling DVC stays for cash through Disney Reservation Center.

Plus that's when they changed the ability for non-direct purchases to be able to book the Disney Collection.

They wont tell you any of the nitty gritty stuff unless you ask. If you ask too many "hard" questions ......then they will turn you over to "their boss", lol. The faster they can "close you", the less questions they will have to answer. Its because those "answers" may sway your buying decision.

Any Disney DVC salesperson will always tell you that NOW is the best time to buy ....... and it will never be any better ! lol. :lmao: Nothing else is important as long as you buy NOW, they will tell you.

We have been on our fair share of DVC tours and had all the pitches. I know its there job, they are sales people and get paid to sell, but we will never buy anything with the hard sale tactics. Dont think Disney isnt about the hard sell ......they just try to do it in a nicer way. They will never give you any info you dont need that may possibily sway your decision (like a UY question). They are all about the impulse buyer.

Now, you really must do a lot of your own research .......just like you are now. We are doing the very same thing, btw. We have gone so far as to rent DVC points for various resorts we might want to buy at. We have been to, stayed at and/or walked around and visited every resort at WDW (except SSR for some reason !:rotfl2:).

Take your time, and do a ton of research. I would highly recommend renting some points and doing an actual DVC stay to see if you like it. It is a little different than a normal WDW resort stay (but it can be better depending on your expectations, and how much money you can save).

Did I miss the reason you are buying direct ? I know somebody always has to buy direct or there wouldnt be any re-sales. Only a few reasons you (or anyone) should think about buying direct is if they need financing (very easily), and want to get the points NOW (its a quick turnaround buying direct). I would urge you to check into the resale brokers. You can save easily 50% off (not VGF) of the Disney "buy in Price" going the resale route. You dont really lose any perks buying resale.......at least nothing thats a good value. Using points for a CL room or a cruise is not really the best use of your points.

Anyway ........we are in the same boat. Just about to buy in, and have learned a lot from the wonderful DVC owners on this board (and others).
Do all the research you can, then do some more. Its a large investment and there is NO rush ......the right DVC property will be available when you are ready !

Hi syndrome! Yes, the financing is a perk for now and also the quick turn around time AND GF villas which we really wanted to be part of. I do agree that a resale option is good for other resorts and we may consider this down the line IF we find that we want more time in Disney and want to go to AKV with the kiddos.....something different than GF. I like the idea of having some points direct through Disney.

It is a major commitment though and I am thinking about the maintenance fees alone over the life of the contract-holy cow!!!

You mentioned that you have rented points from another DVC member- how was that?? Where's you stay and what was your impression?? We stayed at all star movies in a queen size room with my babies and I loved it! Not much luxury but still so much fun. The bus rides and traveling was alot of walking with little ones and we'd LOVE to be next to MK on the monorail for ease.... Ahhhh. It does sound awesome :) :) :)

We'd like to go again in sept or jan during the slow times, but I was hoping to go next as a member.....maybe I should consider renting a DVC timeshare instead and go this route at AKV? I feel like that would make my GF decision that much harder as I'd also love that and GF is more $!

If you are sold on GFV than buying direct from Disney may be your best value. Yes, you may be able to save a little bit of money going resale on GFV, but not a lot right now .........its too new.
Why don't you rent a studio at GFV for a couple days and see if you like it. Its a personal decision if you like GF or not. I would bet, if you bought at another DVC resort you would still be able to get a GFV reservation at 7 months after the "new" factor wears off. AT least once in a while.

We have stayed at almost every Deluxe resort so far, so I guess you could say we have done our research, lol :lmao:. We visit all the resorts almost as much as we go to the parks ! We LOVE the WDW area, and resorts..........and the parks too. WE have already taken trips to WDW and not stepped foot in any of the parks ! :eek: :faint:
We have our favorites, and ones we know we don't like as much as others.
Just an FYI ........we longed to stay at GF for years and finally bit the bullet and stayed in a Sugarloaf CL room. Long story short ..........we didn't really like it as much as we thought, it just didn't WOW us ! After that we would never even think about owning at GF.
To be honest renting points is a heck of a lot cheaper than buying DVC. We have 3 different stays booked right now on rented points. ( BWV, VWL and VGC California). It finally hit home that we should buy when we were sending all those points rental checks out !

I would say to rent some points and try it out first. You can rent points at GFV for your upcoming vacation. That would accomplish 2 things. It would let you see if you like DVC, and if you like GFV. You may not like either, and you really wouldn't waste any money since renting points is a cheap way to get room at WDW anyway.

If you are thinking of going in Sept or Jan, you better start planning NOW if you are renting points. It is just like if you owned. You still have to plan your trips pretty far out. Renting points let you get the hang of how this works.

Hope this info from a non owner helps a little. As you can see, we have done our research and are finally ready to buy. It took a while though.
The other side of the coin is that a LOT of people have purchased DVC Directly through Disney and are perfectly happy !!!!
