Buying Into BCV

Brand new to this board and the DVC concept generally. DH and I are seriously considering our options on this and educating ourselves along the way (Viva la DisBoards!).

Are we still able to buy into BCV through Disney or do we have to go through resale?
 
The only resort available to non-members through Disney is SSR. They may, from time to time, have some points available at older resorts for members to "add-on" to their existing contracts.
 
The only resort DVC is agressively selling is Saratoga Springs. However, you probably can buy points at BCV if that's what you want as DVC does reclaim some contracts via their Right of First Refusal whenever a transfer occurs. If you call them and say "BCV is the only resort I will consider buying", I suspect they will find a way to accommodate you.

However, the downside to buying BCV through Disney is that you're going to pay a premium price.

To buy BCV through a the resale market, you'll probably pay around $75 per point, plus another $2-5 per point for maintenenance and closing costs. That will get you between 37-39 years' worth of points, depending on the banked/borrowed status of the contract.

By contrast, to buy BCV through DVC you'll pay a flat $89 per point with no additional fees. That should get you 37-38 years' worth of points depending on the Use Year you choose.

It's actually a better deal to buy SSR direct from DVC. Right now they are running a promotion whereby you can get points at SSR for as little as $85 each (with no closing or other fees), and you get 49 total years of ownership.

So, if you want BCV, the cheapest alternative is to go resale. If you need to buy through Disney (because you need the financing or don't want to deal with the hassle of a resale), just be aware that you're leaving a lot on the table ($$$ and years) by choosing BCV over SSR.

tjkraz, Have heard anybody do this? because when we had talked to our guide when we bought into the BCV in 2003, he said that after the BCV (and BWV) is sold out the next resort you can buy from Disney would be SSR only. But he also said that you can get add ons from us for each resort if points are around.
 

Just within the last month DVC has gotten a lot more agressive in picking up contracts via ROFR, and they also raised their sale price at those properties from $84 to $89 per point.

I don't know that I've read any posts first-hand recently, but it makes sense that they would try to facilitate new members. If someone were to call and say "I have NO interest in SSR--I will either buy BCV from you or via resale", my guess is that they will find a way to accommodate the sale rather than losing a customer to a resale contract.

There is a lot of speculation that DVC doesn't make a lot of money via add-ons--particularly when you consider the overhead (fees, expenses) involved in selling tiny little 25 to 50 point add-ons. But selling at least 150 pts to a single buyer should represent a worthwhile transaction to DVC.
 
I'm not sure if things have changed in the last month or so, but we did tell Disney the only resort we wanted was BWV. They flat out told us they could only sell us SSR. They even offered us 200 points for our next vacation (this November) for free, since we wouldn't settle until March,2005.

We would have definately gone through Disney if they could have accomodated us. Hopefully, our resale through TTS will make it through ROFR!!!

I know for a fact that Disney can offer BCV or other resorts to new members. I was called by my guide and told him we were buying resale BCV because we decided we liked that resort better than SSR and his response was to offer us a contract at BCV - $84 ppt at the time (now it's $89). This was just a few weeks ago. I worked with Ricardo Quorioz (sp?). If you want to call to find out you can find out first hand.

Also, I have to disagree with TJkraz on his statement about leaving money on the table with choosing BCV. We were only going to be able to buy 220 points from Disney at SSR and through a resale, we were able to get 270 at BCV. Yes, the years are less, but we want to be happy with our choice for the next 36 years (or whatever) and not worry about what that far down the line holds for us. Working it out, both plans, it works out to be a very similar amount of money when dividing everything over the years (BCV vs. SSR.)

Otherwise I agree with TJ. :) (heehee I think that got me into trouble once before... LOL!)

pohhnpiglet3-- did you go to the DVC presentation while you were on your cruise?? We cruise in January 05 and believe we might benefit by waiting until then to get an onboard deal. Your thoughts??

Just to clarify, I don't think there's anything wrong with purchasing a resale. The point I tried to make is that you pay a premium for BCV (or BWV, OKW, VLW) if you buy your points direct from DVC at $89 each. No question that you save $$$ if you go the resale route. But given the choice of $89 per point for the above resorts from DVC or $85 for SSR, it would be hard to pass-up SSR (for $4 less than DVC's prices at the other properties and 11 more years.)

MamaCrush: For what it's worth, I've never heard of them (at least in the past year) offering you a deal on a cruise that isn't already available to the general public. In fact, if you meet with a Guide while on the cruise, they often present you with the current running offer, and limit you to only 72 hours to make a commitment to keep the promotional pricing. If you start a dialog with a Guide over the phone, there are no time limits imposed on the pricing offered.
 
Ohhhhhhhh... TJ I get ya!! Sorry - I misunderstood what you typed. Easy to do on the internet. :) Yes, I agree, SSR is a better deal from Disney than buying BCV from Disney. 100% right on.

Mamacrush, as for our cruise, to be honest, I don't remember seeing anything for DVC on ship. We met with our guide the day we got back from sailing. We travelled to Orlando (We'd been talking with him for about 2 months at that point) and he didn't tell us that once we went there in person, we had only 3 days (or whatever) to take advantage of that $10/ppt. offer where you can defer your points to the next year thingy. I was really upset that we took the time to come there and meet him and then we were screwed out of that deal because we had no plans to buy for another few months.

Oh well. It's all worked out in the end.

What were you offered on the cruise? Details! :)

We don't leave on our cruise until 1/05, but I do remember seeing from the Navigators I reviewed a reference to a DVC information session. I posted a question on the cruise board about the offers on the ship, and the replies I got back indicated there was indeed a "deal". Sorry-- I can't remember the details and my paperwork is at home and I'm now at work:tongue:. I'll check out my notes tonight and can repost to this tomorrow. But assuming there's a promo offer onboard, DH and I want to do as much research as possible now so we can take advantage of the offer while onboard and not feel rushed by any 72-hour window of opportunity.
 
Just last week I spoke to a guide who called me back just a bit too late. I explained that I was already in ROFR on a BWV contract. She told me that she could give me the same amount of pts. (175) for $89, and I am not currently a member.

BTW, as resale was at least $2000 cheaper we decided to sweat it out in ROFR.

Not to keep harping on the UY issue but if you got Dec UY BCV through Disney today you would still get 2003 points with no MF. That gets you to $79 ($10 rental assumed) and you get 2004 points vs. $85 with 2005 SSR points, right? I think you can still make the case to go through Disney for these (although it was an easier case back at $84).
