Buying from disney vs. resale - Please help

We are considering buying DVC but would like some advice from all the experts here. We would like to know how much your closing costs and other fees were to close if you bought through resale. If you bought resale, would you do it again or prefer to go through disney directly? The DVC people told us they had no closing costs but points are more expensive. Thanks for your advice. :)

They are correct. The other big plus of buying through Disney is very easy financing. When you buy resale, you need to set up your own. The big plus of buying resale is that you can pretty much choose your resort. Through Disney, it's not as easy to buy sold out resorts.

I have done both resale and through Disney and both ways were fine. Back when we purchased resale, I think closing costs were around $450.00. Both were easy to do.

thanks for your quick reply. good point about not really getting to pick your resort. like the easy financing idea though.
 
We just became DVC members and bought through resale. We wanted a specific resort that was sold out and were not about to be be put on a waiting list with no idea when the points would be available. I also liked the fact that we paid less per point. Our package is for VWL and I'm pretty sure our closing costs were in the $400 range as well.

I just called my guide Joan Lane on Monday about adding 50 points to my BWV 150 I had and she called me on Wednesday and they were in my account.
I have a reservation already made using those points!!!
Try to get that kind of service from a resale.... :cool1:
 
We have purchased both ways. If financing Disney is easier. If you purchase through Disney you can make reservations right away. Resales take longer to finalize but still a very simple process.

Besides closing costs for a resale, other $$$'s might be negotiable. For example a resale contract mustl have all it's calendar year 2005 dues paid for. The seller may want some type of reimbursment of maintenance fees since the buyer will be using the points. On the other hand, if points have been borrowed and spent, then the buyer should negotiate the purchase price based on having to pay maintenance fees next year on those points that they won't get)

IMO price per point is only 1/3rd of the factors to be considered when purchasing resale vs Disney direct. The others are Closing Costs and (Bank/Borrowed points and the maintenance fees associated with those points)
 
MarylandPizzaman - I'm sure that worked great since you were adding on, but I hardly think if I had been put on a waiting list for at least 150 points at the VWL it would have shown up any time soon. Each situation is different.

I felt that the resale was pain-free. It took a total of 21 days from the day I spotted the package I wanted until I was contacted that we passed ROFR. And the service I received was wonderful.

This may sound dumb, but we bought our initial contract through DVC 'cause it's more of a 'sure thing'. Didn't have to worry about ROFR and all that stuff. I'm sure any future add-ons we buy, we'll do through resales. Now that we have points in the bank, it wouldn't bother me to wait out the ROFR.
 
We have always purchased direct through Disney. Last month we decided to add on at SSR through Disney and add on at VWL through resale at the same time. We made an offer to the seller for VWL but Disney bought it through ROFR, so we lost that one. Our SSR proceeded with no problems and we already have reservations with that purchase. We are still waiting for another attractive VWL resale. So for us, resale did not work out well at all.
 
Just thought I would let you know what the closing costs were on a $23,000 purchase.
