Buying DVC on a smaller contract

I have a question about buying into DVC. First a little backstory:

I was a member back in 2003-2006. I bought Beach Club Villa when they first were up for purchasing. It was 150 points. Nice, but I ran into a financial situation and had to sale it.

It is now 2019, and I am ready for my first trip back to Disney World. I know a lot has changed since I had a DVC contract, and I will get into that later. I wanted to ask if it is feasible to buy less than 150 points with Disney or Resale. I have been going back and forth on the advantages and disadvantages of both, and I am aware of the limitations of buying resale Vs. buying from Disney. I really enjoyed the discounts that I received when I had my contract with Disney, but I also know that Disney can sometimes overprice things, including DVC contracts.

So, I guess my other question is do you need a larger contract in order to buy a smaller contract?

Nope. You can buy a smaller contract via resale...any size. Direct is upping their new member buy in. Most resorts are 100 now but some are less. I have 9 contracts and 7 are smaller ones (25-70 pointers). It is a good way to buy in and pay for it in full (no financing). You can always add on if you need more. And if you need to downsize, which we currently do, you can easily sell off a small contract (if you buy one 300 pointer it cannot be broken up if you find you only need 200 points).
 
We only currently own a 25 point contract via resale. 100 point contracts resale are plentiful also. If you want full DVC benefits you need to buy at last 75 points direct but if that doesn't matter to you, you can buy whatever size you want resale.
 
We bought a 50 point contract via resale 10 years ago - it's a great way to get into DVC. We've added on 4 times since then, with a 5th in process. When we decide we need more points, a great smallish resale contract becomes available, and we have the money to pay in full...we add on!

We are seeing that now. Prices have increased by multiples of two or three since you were last involved.

To answer your question, the minimum direct purchase required to obtain DVC Member Benefits is 75 points. I also believe that is the minimum purchase for a non-member. So it is definitely feasible to purchase contracts smaller than 150 points either direct or via resale. Once you are a member (either way) you can add on in smaller increments. It's constantly changing but I think add ons can be a minimum of 25 or 50 points. I'm sure someone can be more specific as to the latest add-on minimum.

To sum it up:


You only need to actually own a contract if you want to buy direct and want to purchase less than the minimum for a new member. (When you already own a contact, you may add-on a direct contact that has as few as 25 points - that's the minimum available as an add-on from Disney). The existing contract can be any size.

If you buy resale, you may buy any available contract, no matter the size. (Of course you would need to pass ROFR).
