Buying BLT Resale

Founding buyer in 2009 and sold out in 2014 but son whose older now is still interested in going.

I need to put offers in for resale as I would never buy direct. I see that several websites popped up since 2014 and there is lots of selection.

For BLT with 2018 and 2019 points in the range of 200-400 points what would be a good price to offer?
 
According to one of the sales sites I subscribe to, the average sales price for March was $135 and Disney did not exercise ROFR on any of the sale contracts.

For a contract that size, I would plan for $130 right now.
I see 3 contracts for 100 points each and all 3 have 2017, 2018, 2019 but they are asking $159. I could get a 300 point single contract with 100 points in 2017 and 300 points in 2018 and 300 points in 2019 for $125. How do you compare?
 

I see that as a $145 ($159-$15) vs. $120 ($125-$5($15*100/300))

Big difference though is how many points you need as the contracts are very different sizes

What UY is it? Those 2017 points have little value if it's a summer UY because by the time you make settlement they will either be expired or close to expiration. An Oct. or Dec, UY can still be banked as a condition of sale unless you're interested in trying to cobble together a trip in the late summer or fall.

I can see 300 points working for my 1 bedroom needs.

BLT contracts are generally going for $120-$135pp for anything more than 100pts. $120 would be the very low end and are usually without points for a year. Anything above $135, especially for a large contract, is way too much even if it has double points IMO. I watch BLT obsessively, and that’s what I’ve seen.

***Wanted to add I’m a BLT owner, so I don’t mind the higher resale value, but you shouldn’t overpay.
 
Also, you would do better to buy multiple contracts in the event you ever need to sell again. Look for a 200pt and 100pt, 3x 100pt contracts, or maybe 2x 150pt contracts. Buying a 300pt contract is tough because there are only so many people that want a contract that big in the event you need to sell. However, you can theoretically buy a 300pt contract for less than three 100pt contacts. Good luck!

Three 100 point contracts won't be cheap, and honestly some are delusional about their value. There is one that the owner will not come down below $135pp even though it is stripped for over a year. It's no wonder it has been sitting for a month when the same broker sold one with points about to come on for $130pp or less. It always amazes me that people will refuse to budge over $500-$1000 on an over $12K transaction. I would take the money and run personally, but I am not most people. I just don't see the point in holding out for the $500-$1000 in a market that is so volatile that it could drop, and you may only be able to sell for $120pp a month later because the prices have come down so much. It does happen. These are not unique assets in that there are multiple identical contracts out there, but some people try to treat them as such. Good luck, and send a 100pt BLT contract my way if it is $125pp or less. ;)
 
Although it will be easier to sell smaller contracts down the road, if you need 300, I would rather just buy one for that amount. Having to find 2 or 3 contracts with the same UY, then bidding on them, then going through ROFR and paying the closing cost on each contract doesn't seem worth the effort, especially if the bigger contract is cheaper to begin with.
 
I bought a 100pt and a 60pt VGF contract last year in my UY as an add on. It was the same seller and broker, so the closing costs were the same. Just another option to consider if the price is right. :) Also, I believe that there is a way to send them to Disney as a "package deal" by the wording in the contract. You can really do whatever you want with contracts if they are drafted correctly.

I’m going to hold off on the 300 point at $125 as I have sold DVC with 100 point and less contracts very easy and liked that ability.

After looking at the current supply of BLT it seems like so many contracts are stripped. I'm assuming the one you are looking at is listed at $159. The same site has a sale pending for Dec UY with all 2017, 2018, & 2019 points that was listed at $150. If I had to guess, the contract you listed will trade somewhere between $145 and $159.

Considering you don't seem in a huge rush and want around 300 points, I'd look at maybe two 150-160 point contracts. Those seem to be trading more in the $130 to $140 range with sellers more likely to negotiate than small contracts owners. I don't follow the resale market as closely as most here, but if I was in your shoes buying (2x) 150 point contracts is what I'd do. I'd probably bid around $130 and wait for someone to hit my bid. It all depends on your market outlook and risk tolerance to another uptick in resale prices.

I agree with chicagodisneyguy, if you want 300 points, I would do two 150-160 point contracts instead of having to go through the ROFR/buying process three times. I see a lot of 160 v. 100pt BLT contracts, so it makes me wonder if that was the original new member minimum at the time. And I think 150-160 is still small enough to sell quickly.

Do you know what UY(s) you want? I would check out the link below to see the distribution of UYs at BLT. Oct isn't common, so if you're not tied to that UY, that would be a much harder one to find and negotiate the price you want for several smaller contracts.

100pt contracts are more expensive, as I said before. I think if it is fully loaded like that, they will expect $140pp or more. I agree with the previous posters about searching for 150-160 point contracts because those owners are usually more willing to negotiate. Also, that was good advice to look at the UY distribution if you are going to be looking for more than one contract. Best of luck!
