Buying Aulani DVC Resale... Is it too much?

Is $95/pt reasonable for 105 points at Aulani? With full points this year and next. I've been trying to research but there's not too much info about what people actually paid vs listing price.
 
Check the ROFR thread. This is really the only place where you can find some info one actual prices paid for contracts. You can look back at past purchaces back a few years, but i would only really look at the past year for pricing.

Yes after much deliberation we know we would be going there the most throughout the life of the contract. Although the MF did shock me at first and knowing it will always go up. Eek!

Research a bit more on the typical availability of Aulani and what times you want to go. I believe i have read that the summer months june-august are the high demand times (have to book at 11 months), maybe around holidays as well. So if you are flexible as to when you go you can consider buying a less expensive resort with lower MF (such as SSR) and still be able to go to Aulani and end up ultimately paying less on your buy in and MF. I just looked at availability and as of right now 7 months (so in February 2018 there is quite a bit of availability, Surprisingly even early December has plenty of openings, but of course thanksgiving and chrismas/NYE are pretty booked.

We here hate to see people spend more than they need to and hopefully you are looking at resale and not direct.

Unfortunately we would be going during the busy seasons (at least for the next 15-20 years) especially during spring break. We have 3 kids 6 and under so not many options with flexibility.

Yes we are definitely going the resale route especially after seeing the price differences o_O
 
There's some Aulani contracts out there with subsidized MF. These are contracts sold direct by Disney prior to....July 2011? Anywho, there's not that many coming on the market, but if you have time and patience they might be worth the wait. Subsidized MF is $5.28 vs. $7.03.
 
If you need to travel in busy season, then you'll want to buy Aulani. We travel to Hawaii in a lower end season and have no problem trading in so I bought elsewhere. Definitely find a subsidized contract if you can. That's a HUGE savings over the life of the contract.

Would Disney not take those back with ROFR?
 
I see plenty of subsidized pass ROFR. Disney is limited to owning a certain percentage. Since Aulani isn't even sold out, the only driving factor for them to exercise ROFR is that the price is too good to pass up.
