Buying a DVC Resale

Hi guys,

We are considering buying more OKW points and I assume the only way to do this is through a resale. Has anyone bought a resale and if so, could you tell us how it works and give us advice of a company to use?

We purchased resale from Jackie Apetz at A Timeshare Broker (www.atimeshare.com) in May 2003. She was wonderful and everything went smoothly. At the time, she had a nice inventory of resales, but I haven't checked her site recently.

I second Jaki- Last year--We picked one from her website and called her, she made an offer to the owner, it was accepted, we put a deposit into escrow and waited for Disneys approval. Disney "stole" it from us. So we just picked another- Jaki recommended one she hadnt posted on her website yet. We did the process over again this time using the same money in escrow transferred to new offer. This time it was accepted by Disney as well. The entire process of both tries took just a few months and we were able to use our points at our new home last summer. Jaki is very knowlegable of Disney buyback practices and trends. Everything was done over the phone and fax--very easy (almost too easy)--my husband refuses to consider Saratoga unless it is a resale!

Can anyone tell me about how much to estimate for closing costs per point?

Closing costs are pretty much fixed. Figure around $450 - $500.

The Seller generally pays the Broker's commission, which is more directly related to the value of the sale.
 
Since you already own points, you could also get on the wait list for add on points from Disney. That would insure you of the same use year.
 
We also used Pat from TheTimeshare Store.
The process is nerve wracking but she always patiently answered my questions whether via phone or e-mail.
If we decide to do an add-on (yeah right...if) she will be the first person we call. ::yes::

Just to give you an idea of timelines, etc. We made our offer (which was accepted) at the end of November (my letter enclosing the deposit was dated 11/26). We waited about 2 weeks or so for Disney to approve ("ROFR"), which they did, figure that was mid-December. We were advised that closing would be around 1/10, and that we would get documents to sign about a week before (which in fact only came today!). So we signed the documents and sent in our check (today!!)(she says getting more excited:Pinkbounc ); and (so they say) Disney will send us our packet about a week (or so) after the papers get back to Florida and are filed (or whatever). YAY!!! Our first trip "home" will be in October (Food & Wine time!!).
