Buy out lease or hope for new tenant?

I have to decide by today: Buy out my lease for $800, or continue to pay rent through April and hope a tenant miraculously appears so I no longer have to pay rent. (rent is $400 a month, so worst case scenario is $1200)

What would you do? I have to decide today. The buyout option "expires".

I wouldn't like the stress of worrying about it for 3 more months. I would take the buy out option and be done with it. It seems the chances would be very small that someone would rent this month. You would spend all that time hoping, waiting and worrying, and you could end up paying more than the buy out option in the end.

I think it's great that you even have that option! I'd take it.
