As a new member myself (since January), the plans for using our points have been made through 2006! LOL! Thus, I doubt your co-worker would have extra points to rent.
Although if one of my co-workers approached me and requested any points I would be willing to sell in the future, I think I would appreciate that. If our plans fall out or something else comes up, I would not feel awkward approaching him/her and mentioning and letting them know I had points (or a booked stay) available, since the invitation to do so was given to me.
Of course I would not count on them as a conduit to make money on my extra points, It would be nice to have a possible out if I couldn't use them. It would be up to my co-worker to then decide if they can use the points (or stay) I have available. I would probably sell them at a discount, too, since it would be to make up for an unexpected loss.
As a side note, I do not think it is wrong to charge friends and family the full $10 per point if they ask, since $90 to $140 per night in a deluxe WDW resort is still a bargain, especially if they do not have an AP.
The concern of making business transactions with people you know is a valid one, but it isn't horrific. Just be careful and state everything up front. Make it clear what your expectations are from your co-worker and prod them to do the same. You can probably make the reservations right there at work and be standing next to him/her (or on a conference call) in case BWV Standard rooms are not available and to make smoking/NS (or other requests) quickly and efficiently.
