Buy Direct or Not? Help! Today's the Last Day for CCV

We currently own 200 resale points at AKL, and have been thinking of buying 75 points to be direct. Tomorrow the CCV points go up to $210 (per our DVC guide) and we can't decide if we should buy in direct today with CCV or not. (Or we could buy OKW extended direct for $155ish)

Trying to decide if the benefits of direct ownership are 'worth it' for the higher price than resale...thoughts?
 
If you buy today don't forget you get 10 days to rescind...so you can actually take a few more days to decide and always cancel the contract in a week or so.

75 points at CCV don't go that far unless you plan to bank/borrow for a once every 2 or 3 years. Studio demand there is pretty high as well....so grabbing a studio at even 11 months can be tougher than most resorts at certain times of the year.

All that said, I'd buy were you like to stay as the cost difference between the resorts on a 75pt contract isn't that crazy.

Mentioned above is the continuously developing problem that studios at CCV are becoming difficult to get at times even at 11 months out. 75 points gets you a studio only if it is actually easy to get one at 11-months and reservation patterns at CCV are indicating that may be a problem that is going to get worse.

The report is that the 210 is only for CCV which will be entering sold out status. So DRR isn’t expected to increase (the guides I’ve contacted have only ever expressed it was CCV). Also incentives are more likely to be adjusted for DRR this early in sales than a point increase.

If DRR is going to 210, unlikely, you can expect a huge increase for all the resorts because they won’t want the active sale resort to be close to the sold out resorts (especially the Epcot resorts) because it gives purchasers pause on buying DRR.

I'll be stunned if they increase Riviera to $210. Unless they create massive incentives to bring it back down the mid $170s. $210 is the new "sold out" price for CCV.

Personally it depends on when you travel, do you plan on using the home priority period, room type, and would you be alright using those points at OKW if you couldn't use them at the 7 month mark.?

Since I personally travel October to End of January I wouldn't buy OKW only because the resort doesn't appeal to me (but it is a beautiful resort). I also am interested in only Studios and 2 Bedrooms so that makes the move even harder.

As for the direct contract being worth it really depends on how many AP's you will buy, if any and over how many years because it could leave anytime. That is the largest incentive to a direct purchase, IMO. The dining/shopping discounts can be replaced with an AP discount or even the some by the Chase Credit Card if I am not mistaken.

OKW would be fine to achieve the 75 points needed for most incidental benefits, although if I were willing to buy CCV at its current higher price to achieve that, I would probably just buy AKV points direct so that all my points could be used together at 11 months out.
 
We bought OKW direct this month because we wanted to pick our use year and have the 2057 expiration. We wanted to make sure we had points to be able to book our May 2020 trip (end of June booking). We love OKW though and are completely fine with staying at OKW if we cannot switch at 7 months. If you love OKW, do it. If you do not, I would not spend $155/point on it direct. The nice thing about direct is they can match up your use year for you with what you currently have.
