Breaking Point For Maintenance Fees

After looking into the past few years maintenance fees and the resorts, I noticed they go up around 3 to 4 % a year. Now I know Disney has the right to go up to 20% a year and I wanted to know what is the max you would pay for maintenance fees before deciding to sell your DVC.

Actually, the dues increase limit is 15% unless the owners at the resort vote to accept a higher increase. The historical average is right at about 4% since 1991- with some larger increases (I think OKW was about 8% this year) and some years even saw a decrease.

I would have to look at the cash rate (including discounts) before making any decision to sell DVC just because of higher dues increases. Certainly if it would be less costly to pay cash than dues, it might be best to sell - but I don't see that as a real concern at any time. If that were to happen, I'd expect there would be far greater economic issues to worry about than how to pay for Disney trips. This is certainly nothing I'll lose any sleep over.

Like Doc, this is not something I am losing any sleep over.

With basic inflation it seems virtually everything goes up 3% to 4% a year. Have you looked at the price of gas in the past year? How about airline fares?

Disney is still a great bargin.

It's kind of hard to answer the poll because it depends on how many points you have. I average 11 nights a year in a 1 bedroom with my 250 points, so I look at it as $109 per night (total dues are about $1,200). Compared to rack over $400, sounds good to me!

How many points is you question based on? 150? My dues are almost $2,000 now.

I think the increase in fees is important only in the context of increases in the cash rates at the resorts and inflation. I am not concerned about increases in our fees.

The nice thing about DVC is that you can actually sell DVC if you choose to, unlike most other timeshares that are impossible to sell, let alone even give away. The fact that it can be sold for more than most of us paid for it says a lot about DVC.

For me it would depend on how quickly the prices rose and my perception of value for money.

Living in the UK it costs me plenty to travel to the US in the first place and with that probably going to increase year on year with fuel prices there must be a point when travelling Stateside is no longer worth the money, and holidays in Europe will become more appropriate.

Hopefully it will never happen, but then I have to hope that air prices and DVC prices don't get too silly.

Never. As stated, the time to sell is when MFs are higher than CRO rates and when happens you won't be able to.

I'm not sure I understand your poll. The total amount of fees depends on how many points are owned.
I pay almost $5000/year in fees, and wouldn't mind if it went to $10,000.

I want THEE best maintenance, housekeeping, service, and theming in the industry--- BAR NONE.

I will never, ever, ever, bark about high fees.
I didn't buy DVC to be penny wise, I bought it because I wanted the best.

The only thing complaining about fees will do is cut the beauty, landscaping, maintenance, and service.

If you want lower fees, may I suggest something off site?

Hi, drdisney. I certainly don't want to give the impression I was barking at you personally.
After all, you are a fellow Member.

I just get very tired of some folks wanting perfection at the DVC Resorts, then moaning when it comes December with the fee announcement.

Again, not speaking about you, but rather the DVC population in general-- We can't have it both ways. We can't have the best maintained, best landscaped, best service, best everything unless we are willing to pay for it.
I am willing to pay for the best, and that's one reason I purchased DVC.
