Boulder Ridge and Copper Creek @ one resort - why?

Hi

We bought DVC in WL 2007ish and haven’t been back for a number of years - went to Aulani a few times but also stayed at different resorts to try them out. I completely missed the fact, and just discovered as we are planning our fall trip over these past months, of the new DVC rooms (CC) and that we are now called BR as our home resort. Can anyone explain to me the rationale of having two separate DVC sections at one resort? Other than creating confusion, it doesn’t seem to make sense to have done this. Why not just have more WL rooms available for DVC vs creating two with completely new names.

I am sure someone on the DIS has the answer.

Because Boulder Ridge expires in 2042 and is a separate building. CCV is a 50 year contract. It makes no financial sense to develop new units and add them to an agimg declaration.

Disney cannot just add rooms to an existing resort without changing the declaration.

And there is more profi in selling CCV as a 50-yeat deal.
 
Different DVC projects with separate contracts and end dates. They just happen to be in the same area. CCV is half of the WL converted rooms plus the cabins, BRV are the original VWL.

The original VWL (now BRV) expire in 2042. The new VWL (CCV) expire in 2068.
 

Just wait until they build the new DVC between CCV cabins and fort wilderness!

So...we also own at OKW and we’re given the option to extend into an extended contract...so...it seems that this went another way because it could have been approached similarly...

The OKW extension was a disaster with long term legal implications for Disney. No way they did that again.

It was opt out, not opt in. But by extending the land lease they legally extended all contracts whether someone opted in or out or paid the extension.

This is why all resales of 2042 OKW have to sign quitclaims to the extension.

So 2042 owners may retain rights past 2042.

If they don't, even with turnover, Disney will own at least 40% of the resort in 2042 and have a hard time selling the points. They will sell rooms cheap for cash if this happens. They cannot tear down part of the resort because deeds assign to units throughout all the buildings and odds are that there will be deeds attached to the most remote buildings.

This is interesting! So if we hadn’t signed anything, we might have been given the contract anyway without payment?

By extending the land lease, legally all of OKW is extended. But to hang on may involve lawsuits.
 
Great in depth post Dean. Interesting. We just stayed at CCV and loved it. I hadn’t thought about the common area “angle” but I guess Jambo and BWV are in a similar situation? You do bring up an interesting point about Reunion Station. The check in CM made a point of making sure our MB’s were programmed for RS access. So, we wandered in there one afternoon knowing we would likely be shooed away as we had not purchased concierge access. The CM’s were nice but confirmed we could look around, sip the cucumber water but were unable to linger. So CCV owners paying for a largely off limits space? Hmmm

Could someone enlighten me as to what this BRV exclusive common area is exactly? As far as I am aware common areas are open to the public at WDW, it is all shared regardless of who pays for it, unless there is a specific common area at BRV that I am not aware of that is locked to only those staying there common areas are accessible throughout WDW. Anyone can hang out at BCV or Kidani, and I, as a Kidani owner, always talk up the lodge and villas and what a great place it is to spend a few hours. So unless there is some super exclusive BRV area that I am unaware of this really doesn't seem like an issue at all.
 
CCV owner. Would rather be at the main WL lodge building and share the main lobby than BRV building/and common area. I really like BRV so no disrespect meant... this is from a pure amenity location perspective.

Deans point is probably correct on the dues and we are probably getting screwed. That bugs me if I think about it enough.

However, forgetting the extra money on dues, I’ll take main building/lobby any day.

I think they are referrng to the lobby area and the formerly known as the Iron Spike Room. Now the Pacific Carolwood or something like that room.

I doubt that CCV owners pay all the costs for RS and Disney reaps all the profit. It’s more likely that the costs are split, or that any income offsets the costs.
 
Still? A personal note.... Given the lack of a REAL Common Area for my CCV brethren? Something is not right. The BRV folks have a REAL Common Area.
No, we do NOT intend to share it - unless dues are adjusted accordingly. CCV got cheated with that "Pool bar/Common Space/Pay me" joke at Geyser Point:(.

Don't quite get your point. A common area in BRV? The little area with a fireplace and rocking chairs and train pictures? I don't get it.. I own at BWV, and the "common area" of the lobby can be accessed by Swan and Dolphin folks, Boardwalk Inn folks, etc.. and Yacht Club folks, and Beach Club folks, etc. Just like I can go walk to Y/BC and go to their "common area" lobby if so desired, and have done so.. Don't see how I got "shafted" by buying CCV back in September, 2017 and got 'cheated'??
