We are trying to figure out if our guide stinks or if we have just asked for the impossible. Boardwalk. 40 to 60 points. Sept use year. We missed getting in before the price increase and now the 75 min is in edge so we are rethinking.c

Advice. Thoughts. All welcome.
 
Do you need to buy direct (wanting to do this to get the extra benefits)? If not, have you looked at resale? If you don't want to buy 75 points, resale may be your only option, and while not cheap, most likely still be cheaper than direct.
 
Only 7.8% of BWV points are Sept UY so it's going to be harder to come by. With that being said we have an April UY and our guide found our BWV points in just 2 days.
 
I was in a similar situation. I bought 60 pts direct at Poly before Christmas. After the new years, I called my guide looking for 50-60 pts at BWV. He highly recommended I get the same UY (March) but said that typically those don't come in until after the UY hits. I told him I didn't care since I didn't really plan on merging points and wanted to start planning a trip for later this year. Being impatient, I got a 50 pt resale contract but with a Dec UY (fortunately this was before the pt price increase). I have this suspicion that come late March I might get a call that points are in.
And while the smaller contract was more expensive upfront, I keep telling myself that I'll make up for it with smaller MF over the life of the contract. And it was still much cheaper than buying direct.

They can't sell what they do not have. As the end of a use year approaches, it only makes sense for DVD to send that year's points over to CRO to rent for cash. The alternative is to let them expire and lose the revenue they represent (which goes to the Developer's bottom line). If this were my business, that's what I would do, too - get some cash from points soon to expire rather than sit on them hoping someone will purchase them.

Usually points will become available right after the UY starts. Since they can only sell a contract with current UY points, if they take a March UY contract back through ROFR or foreclosure that has 0 2017 points and full 2018 points, they would have to wait until March 2018 to sell it.
