Boardwalk Waiting List wtih Disney Direct

We are very interested in DVC, but we really want Boardwalk, and the perks included with buying direct from Disney. Evidently there is a waiting this that you can go on for this type of purchase. Has anyone done this, and if so, how long did you wait? Has anyone specifically waitlisted for Boardwalk? If so, how was your experience working with Disney direct? Thanks!
 
I would buy resale anyway, then ask Disney for 25 points direct. Buying a complete contract for Boardwalk direct for the "benefits" is not a financially sound decision.
 
We have gone on the waiting list three times for SSR and never waited longer than 3 weeks. Always been very pleased buying direct.
 

Which perks do you want? The only perk that has any actual value is the AP discount.
And that can be had with a 25-point add on.

The financials are pretty compelling.

Buy 150 points direct from Disney. Cost per point: $165. Total cost: $24,750 + closing

Buy 100 points resale. Cost per point: Eh, let's aim high and say $105. Cost: $10,500 + closing
Add 50 points direct. Cost per point: $165. Cost: $8250
Total cost: $18,750
Savings: $6,000 minus closing.

Buy 150 points resale. Cost per point: ~$100. Total cost: $15,000 + closing.
Savings: $9,750

Now, if you can get 125 resale + 25 direct, the savings in scenario 2 increases ~$1600.

Either of the latter scenarios qualifies you to buy the DVC AP Gold and get dining discounts. You would be allowed to pay cash for a member cruise. Only the direct points would be eligible for the Disney Collection properties, which is a loss without value.

The AP is not a guaranteed long-term discount. How many APs would be needed to make up for $6-10k in savings? On a larger contract where you might be buying 6 AP Gold a year (big family?) 150 points wouldn't cut it, and the relative savings of resale grows at a faster pace than the savings of AP Gold.
 
Unless you are buying a large amount of point with the intention of using for ABD or cruises (which generally are not a good value) then do as PP have mentioned and buy a resale contract and then add on direct for the perks. This is the most cost effective way to buy with the intention of staying at WDW resorts, HHI, Vero or Hawaii.

The AP discount doesn't require you buy direct does it? If so, this has to be a recent change.
 
In order to qualify to purchase a discounted AP you must have either been an owner prior to the 4/4/16 change or buy direct after that date. They no longer extend the incidental benefits (the free DVC parties, discounted tickets, etc) to new resale owners.
 
Thanks CMNJ. That is a bummer. I have been out of it since we got our points. We get the AP (and discount) and that has been a big savings. So for new purchasers I guess the strategy is to buy 25 points direct and the rest resale.
 
Based on Potrocks actions, I would expect him to continue to come up with direct purchase reasons to buy and I expect him to increase the minimum buy in to 50 points for current owners.

I agree-there was already a report or two from other posters that the minimum buy in for current owners at CCV is going to be 50 points so I definitely could see them eventually increasing all add one (especially the number needed to qualify as a "direct" purchaser)

We bought a boardwalk contract direct in November and didn't have to wait. That said, we got a very small contract and had some, but not unlimited, choice of UY (we got Sept).
(Yes, we researched resale-- for the small contract we got, and without having to wait through the process, and being able to get some points on my Disney Visa-- it was worth the extra cost compared to waiting for a small resale contract)
 
I purchased 25 points direct as an add on last summer for my Sept UY. I waited three weeks so not long at all.
 
The AP perks is only financially useful if you go on 2 or more trip in a one year window. ( i.e. late July 1 year then before late July the next.)

I'm betting its higher. And I'm betting it doesn't have the grandfather clause of previous resale restrictions.
 
The wait at BWV direct was not bad last summer -- just a few weeks. The really hard resorts to get direct are VGF/VGC/BCV.

They might even restrict to existing owner. For the new CCV they could create a "CC Club" and you have to buy 150 points there to qualify. Being in the club will give you a number of perks not available to anyone else, regardless of direct or resale. It would be a way to really push the new resort.
They can do all sorts of things to push sales and upset people. Will they do it? I dont' think so. Given how they changed the rules for the 4/4/16 restrictions after the initian outrage (closing counted at the beginning, then date of contract sent to ROFR), they still value their reputation. So I think it's possible they increase the minimum number of direct points to qualify for being a member, but I think they'll continue to grandfather existing owners.
That's a personal guess, of course, I may be very wrong.
 
We were fortunate enough to put an offer on a BWV resale contract that was accepted same day. Now we just have to make our way through the purchase process. Here's to hoping that our next search will be for a small add-on direct! Wish us luck! Thanks again for all the info!
