Boardwalk Villas

I actually started looking at boardwalk villas because it has a earlier date of expiration. I'm not sure what's going to happen in the future but I will be 61 when boardwalk contract ends. I can't imagine going any longer than that

Are you kidding?!! :banana::banana: I'm going to be retiring at 62 and plan on using BWV for another 20 years!! :rotfl: 61 is the new 41...it won't seem "so old" in a few years...plus, wait till you have a precious grandchildren than want to go!
 
I turned 60 today so for my “B” Day my hubby bought me a 150 pt add on at BWV. :rotfl: Obviously I don’t plan to stop visiting Disney World just because I’m 60.

I have a trip planned for Jan 2012 & working on a large family trip in 2014 with another trip in between in 2013. I love Disney & I hope that never changes.

After trying most all of the DVC resorts my heart belongs to BWV and my hubby doesn’t want to stay anywhere else. So I guess the saying “to each his own” applies here, buy & stay where you love & life doesn’t end at 60. :thumbsup2

To the original point, the economy may have something to do with the prices we are seeing on the resale market. We just completed our add-on @ $46 per point which I as the buyer was thrilled by; my guess is the seller “had” to sell for some reason that may or may not have to do with the poor economy.

We bought 75 points resale at the BW and have gone almost every year for F & W....what a great place to be!! THEN we bought 85 points at WLV, so we'd have a great "Christmas" option too....I figure we have the best of both worlds for Oct and Dec.....oh, and :rolleyes: we bought 80 points at Vero Beach this last May when we were visiting in-laws in Sullivan. We plan on retiring to Sullivan, and figure when the boys come to visit, we'll "stick" them at Vero Beach, because we don't plan on having a large house....not that they aren't welcome to stay with us, I just don't want them to get too comfortable!! :laughing:
 
I just looked and they still are getting around $69 a point. I also only see 6 BWV sales listed with three pending already. I'm not sure where U saw that $55 price listed but I wish I had seen it. I would have taken it assap. BWV is still the most popular and most requested DVC property that Disney owns.
 
Reasons to choose BWV...

Reason #1: We chose BWV for the shorter RTU (expires about when we won't be going to WDW anymore - when we're 85 & 80). Didn't want to saddle kids inheriting a timeshare or having to try to resell when a senior. Like that it will just kind of expire when we do.

Reason #2: BWV has mostly single floor Grand Villas without stairs (top 2 floor offers a few 2 story ones). Person in family in wheelchair. BWV offers the only grand villas that are single story that you can also walk or wheel over to 2 of the parks. Jambo also has single story grand villas but need bus to go anywhere, or a car. Beach Club has none.

Reason #3: View of Boardwalk & lake guaranteed booking category. Are there any great views from Beach Club?

Reason #4: Now that Pleasure Island closed the clubs, the only adult places left are Jellyrolls & Atlantic Dance Hall, at Boardwalk.

Reason #5: Husband a sports fanatic & like breweries, and Boardwalk has ESPN & Big River Brewery. Check & check.

Reason #6: Location central for Epcot, Hollywood Studios, Mandara Spa & Fantasia Golf - son's favorite is always golf, doesn't do roller coasters, but does golf. I need a spa break mid-WDW trip.

Reason #7: Bang for the buck - get more points to use at better price.

Many don't like that BWV has lack of dining plan counter service except the BW bakery, don't like the LONG halls. Beach Club is slightly closer to Epcot, offers dedicated 2 bedrooms that are lacking at BWV, has covered path to counter service, closer parking lot to room, etc. Long halls are not a compaint at BC. Less supply of rooms drives up values too and BC has less than BWV (282 vs 383).

I like the atmosphere of Boardwalk best though. It's so pretty, shimmering at night, festive - love the magicians & performers on the boardwalk too, the clubs, nightlife. The pool I thought was too crazy at Beach Club, people in swimsuits running across walking path when trying to walk over to Yacht Club for dinner, also can lose sight of your kids fast. Boardwalk Villas has better line of sight for watching kids, still not old enough for the huge slide yet though.

We do like the pizza window at Boardwalk & the Bakery though, and that works for us fine since almost all one of my kids eats is pizza anyway. A chocolate coissant, breakfast sandwich, maybe a yogurt cup with fruit & granola, then like to eat at one of tables on the boardwalk. If it's pouring rain, that's when many at BWV are stuck having to brave the rain to get anywhere for food. But that's when we use our DVC kitchen that is stocked usually with tons of leftovers from the large portions given with meals anyway (never go anywhere without 2 tupperwares & pouch of ziplocs).

:thumbsup2Dang, so well said that if we didn't already own at BWV, I'd go buy it. And for the record, something "I can't imagine", is selling our interest at $55. Even though we've gotten our money out of the ownership.

The OP might be referring to some listings on Fidelity a couple of weeks ago. There were 3 contracts for BWV each for $55 pp. All from the same seller. All April UY. Two were for 75 points and 1 for 150 points. All had 2011 points and future. I know because I put an offer on one of the 75 points and waiting for the ROFR process on it now. Before those there was one for $56 pp for 60 points with 2010 & 2011 points. I was too slow on that one, but another disboard member got it. I did see one contract for $46 pp a few months ago.

For the BWV contracts that passed ROFR, the prices seem to be all over the place between $46 and $66 per point.

DH and I have noticed that for the past two years, resale prices have been declining for many of the DVC resorts. It's not just the change made by Disney that has caused the decline, because it started well before then. I keep wondering if it's because the resorts are getting older but BWV is only 15 years old. But then that's 15 years less on the contract. People notice that.

In reality it's probably because of a number of factors, one big one is the economy. People need the cash they have tied up in their timeshares and on top of that they can't justify the expensive Disney vacations.

Another big one is supply and demand. There are a LOT of contracts out there - I'm guessing that most people for whom DVC is a good match (i.e. they are regular Disney vacationers who can afford it) are already owners. The market for the DVC core product is pretty saturated. Even without a crummy economy, there is turnover as people for whom DVC isn't - or is no longer - a good fit sell, and only so many people in the market for DVC. And Disney has a superior marketing arm with regards to direct sales - they'll get the people who are at Disney, in the mood to buy, and don't bother to go home and research the possibility of resale.
