I'm new to this board and I'm hoping you can help us. We need to decide today which of the 2 resorts we're going to make our home. The pluses for BLV- location, monorail usage, and Cafe' Mickey is next door. Pluses for SSR- i'm from upstate NY and use to go to Saratoga, NY all summer long (so this place really is like a second home), the smaller pools thoughtout the resort and we can walk to downtown disney. I know which ever place we choose will be great and I can't wait to vacation at WDW every year. We have 3 little girls and they can't wait to go to WDW again. :dance3: Any suggestions?

you can get everything on the resale market except BLT (and you can but not worth it - buy this one from DVC)

go look there - SSR and OKW are a bargin on the resale market.

think you mean BLT - Bay Lake Towers.

now brought this one because waited 15 years for a DVC monrail resort so when one came sold my OKW to buy this thing.

hope you love whatever choice you make.

As Spiceycat pointed out, if you're even considering SSR you MUST check out resales. For comparison sake, you would be paying around $105-$112 per point direct (depending on what the incentives are), while buying resale you can pay in the $70-$80 range depending on contract size.

We have an offer in waiting to pass ROFR under $70 for SSR, which is roughly $5K cheaper than if we buy direct from Disney at SSR. While it may take a bit longer to get in "the system" for that kind of money it's worth the hassle IMHO. Kinda like I'm getting a free vacation by going the resale route.

Good luck either way,

Chris

The pluses for BLV- location, monorail usage, and Cafe' Mickey is next door. Pluses for SSR- i'm from upstate NY and use to go to Saratoga, NY all summer long (so this place really is like a second home), the smaller pools thoughout the resort and we can walk to downtown disney. My first question to you would be if you have to go through Disney because you plan to finance through Disney which is why you have to choose today. If that is the case, obviously resale would not be what you're looking for at this time - but I do think the one store does this (Financing is a personal decision :goodvibes.) Also, your guide could possibly be telling you that your incentive will run out if you don't pick today? Only questioning these things because they're quite common.

If you aren't financing through Disney, Resale is a great and THE best option for you - most likely! Also, consider that you don't have to limit yourself to just BLT or SSR through Disney or Resale although Disney doesn't mention other resorts are for sale - just without incentives. You learn that if you do homework here on the Dis before you look in to buying DVC.

I personally love SSR and that's where I call "home." You also get 11 month advantage at Treehouse Villas if that is something you fancy. Now, BLTs are terrific, I love the monorail access and the decor, the closeness to MK, everything about them as well. I may add on there in a few years if there are points available. My first choice though is SSR because I love walking the resort and over to DTD for the food, for the shopping, for the relaxation. I do thin you would have an easier time booking at SSR (not THV) at 7 months than BLT so maybe that will be a deciding factor.

Either way, good luck in making your purchase.

since you did not ask about the others
BWV and BCV - are epcot resorts - so walking to both Epcot and Studios (or boat)

AKV is close to AK - and has it own animals!!!!

OKW is close to SSR - but is a older resort - pluses - it has the largest villa on WDW property. and some of the cheapest per point nightly cost.

here are pictures of them all (except BLT and AKV)

don't know when BLT and AKV will be added to the pictures - think some of AKV is on AKL.

I agree with other posters that if you really want to stay at BLT everytime, buy BLT from disney (can't really get it on the resale market right now, and if you can it is priced the same as Disney with no incentives). BLT has got a great location being on the monorail, and if your kids are young, you will be visiting the MK a lot over the first few years. If we had enough money, we would probably get BLT points for a family trip every year, but alas, no money :)

If you are considering SSR, then you should definitely look at resale. The TSS (one of the sponsors of the board) is really good, it just means you could end up with a stripped contract and have to wait a couple of months to close, but you will pay between $70-80/pt whereas from Disney you will be paying over $100/pt. Too big of a difference in my book. SSR is great and we love being able to walk to DTD. Turf club is one of the best deals in regards to restaurants, and it has a lovely pool area too.

When we purchased our first DVC contract, we bought AKV and the incentives at the time were matching developer points (in our case 300) and free 2008 point which had to be banked for use in 2009 otherwise you only had May to use them. Well, we rented the points out to offset our purchase price bringing our purchase price to right around $75/pt (not including closing costs). We could not have done better on the resale market, and we love AKV!!! We did originally finance our purchase through Disney, but then when we got home took out a HELOC and put it on that. Can't beat the interest rate right now, I think it is 3.5%
