BLT open to CRO already???

I saw this on the resort board.

While I am a BLT owner and was able to book this past sunday(I have to wait until the end of the month as not planning on going back until feb 2010), I am upset as a DVC owner. :mad:

BLT owners have only had 3 days to book rooms (system was down monday), and non BLT owners have not have a chance yet to book rooms(right?) and they are already opening it up to non DVC owners at a cash rate?

I know Disney is looking to make some money in this economy but shouldn't current DVC owners get a chance to book rooms before they open it up to the public? I know rooms get turned over to CRO but I thought that was only when there was still availability left over, not right from the start.

Just didn't think it was fair to be giving rooms to cash customers at this point, which may result in a DVC member that just plunked down tens of thousands dollars being turned away. Especially noticing that some one rented a villa in Dec which is the hottest DVC time. Find it hard to belive Dec would not book out via DVC only members.

Am I making more of this than I should?
 
The fact is, resort rooms do not belong to DVC until they have been declared into the condominium inventory. CRO is renting out rooms that are not declared, probably because the points they represent aren't needed -- an indication that sales are not going was well as expected.

Remember, DVC is a timeshare, an ownership program. Until the units are sold -- or put up for sale -- they don't belong to DVC. Think of it like this: it's as if a developer built 10 houses in a neighborhood, with the idea of selling them as timeshare units to mutiple owners. If only 3 out of the 10 get purchased by the timeshare association, then those multiple owners only have access to 3 of the houses. The developer can do with the other 7 whatever he wants, until the timeshare association purchases them. That's what's happening at BLT. Until more points are sold -- or offered for sale -- Disney still owns the unsold units and can do with them what they want.
 
I agree with the previous posters.

Right now and for a long time to come, DVC owns more units than we the members do.

The only way we can get what they have is to buy it thru points.

If they own the points, they are paying the dues and they are getting to rent the units out for cash.

Whoever pays, stays. Everybody else gets to duke it out:goodvibes
 

only up to the 4th floor was declared into DVC inventory - the rest is still Disney and CRO can definitely rent them.

that say - the posts that I have seem - say they are unable to get the MK views. that are basically getting Bay Lake views.

since most of the MK view don't belong to DVC yet - just a few. wonder what Disney is doing with them?
 
One thing I got from the thread was that the person reserving the room from cr was using a postcard rate. Maybe its is a marketing move by Disney to people not owning dvc now but in the right demographic to be likely to buy in. They let them in with a great rate and a chance to stay in an exclusive place at a hard to get time to get the family hooked and voila a new member is born!

Even if BLT was sold out there is a certain percentage of rooms that belong to DVC to rent out through CRO. Also in the future when BLT members use their points for reservations other than DVC then those rooms are rented out by CRO. Every DVC resort has these stipulations. So when you see a post by a member that is upset that there is no availability on points but from CRO for cash - that is what has happened.

That's exactly what they did with SSR. They even upgraded people from values to SSR to give them a taste of it.

good question.
I would guess (based on no actual facts) that since it seems room assignments are not make until 30 days prior to arrival (the assignment system may be seperate from DVC) that DVC owners may be able to stay in any floor of the resort, they are just limited to booking a certain number of units per day (to match ownership) :confused3
 
No it makes sense. I guess what stings (if I understand correctly) is for arguement sake say only 25% of the resort has been sold to owners. There are roughly 100K+ owners (all DVC) right? So if I am understanding this correctly the entire DVC base (100K+) can only book those 25% of rooms declared.

If the 25% declare is done in the same breakout of the views (11%/20%/69%) even BLT owners are going to have a hard time getting specific views at hard to get times until all units are sold.

Is my thinking off?

From what I read in the contract, DVD (Disney Vacation Development) cannot sell more than 98% of the total points, so they have to retain a minimum of 2%. They could hold more. Plus rooms are available to CRO when BLT members trade out.

DVC Members can only stay on points in units declared into the memberships association. If only the first 4 floors have been declared, then that's where Members have purchased and that is where they will stay.

It would be nice for Disney to declare from the top down, but then they can't rent those beautiful view rooms for top dollar. :sad2:
 
honestly, this is just my opinion, but I don't think it will work that way for room assignments. I'm thinking that the room assigners will make assignments based on room type and view that is booked - whether it is cash reservation through DRC or points through DVC. The important point is the number of rooms and type/location, not the actual floor. I mean it would be like saying that someone who booked through DRC on cash said "I have a fear of heights, I'd like a lower floor please." "No, sorry, the bottom 4 floors are dvc points only." With people checking in and out, they aren't going to separate those by floors, imho, to assign rooms.

BLT is the same as any other DVC. They have sold the equilvalent of the number of rooms on the first 4 floors, but it doesn't really matter what floor they are on so long as its an equivalent unit. They aren't going to put all the dvc owners in steerage! We stayed on the top floor at BCV many times before it was fully declared.

Agree. The POS states they will hold a minimum of 2% for maintenance purposes. Those are not rental points. And DVC usually tries to keep it right at 2%. I believe the maintenance holdings are listed in the annual budget and for the 3 or 4 resorts I looked at, it was just about exactly 2%.

I agree with that as well.

SSR construction completed about a year before the last of the points were sold (pre-Treehouses, that is.) Over that year there was no indication that members were prohibited from staying in the final 1-2 buildings declared into the condo association.
 
I might be wrong but I think that DVC has a hold back of 4% (that might include the 2% for maintenance hold back). That is the figure I've always read and I've been a member for 13 years.
 
We bought on wednesday and booked a mk view today. Also own at BW
and got a free cruise

We booked the blt mk view
and cruise for aug.16 -23
