BLT advice?

I am totally new to DVC and seek some advice on purchasing BLT. DH is only interested in BLT and our plan is to visit WDW between Christmas and New Year season every other year. Here are our questions to start -

1. How many points shall we be looking at? (We prefer MK view, 1 bed room)
2. What's better - buy direct or resale?
3. What is a better use year for us?
4. Any advice for a newbie like us will be really helpful

We recently bought into bay lake as well. My advice would be to look up how many pts you would need for your length of stay & room choice. I can tell you we bought 260, but we like to go a few times a yr.
 
We recently bought BLT as well and plan to go at the same time as you. We have gone several times on cash reservations. Look up the point chart and you can see how many points you will need for 1 bedroom for the number of days you plan to stay. If you only plan to go every other year you can by half the amount and bank or borrow the points the year you do not travel.

We bought a December use year because we will probably never travel to Disney between May and November.

You should look at December as well or perhaps October or September (depending if you think you may like to travel in the fall on occassion). The use year affects your timing for banking points especially if you have to cancel your reservation.

We purchased resale but that was right before the change in March. If we ever do add on, it would probably be resale again as the price difference is really worth it.

FYI, we purchased 260 points which allows us to stay in a one bedroom about 4 nights every year. Sometimes we will need a 2 bedroom but then we borrow our points from the following year.

According to the point chart I have on hand the weekly rate for a 1 bedroom between Christmas and New Year is 465 for a 1 bedroom MK view so if you want to go every other year for that week you would need a contract for about 235-240 points.

Resale is less expensive and if you plan on using your point at WDW all the time then the restrictions on it won't matter. If you want to use points for cruising or such then you need to look at direct- also you will find direct easier if you need to finance.

If you plan on traveling in December you want a use year sometime in the fall- Sept, Oct, or Dec.

With all due respect you have a lot of learning to do. You will get plenty of opinions answering your questions but spending hours or days reading through the posts is the best teacher. You should become familiar with the resale companies, point charts, and you should request sales info from Disney. Each resort has something different to offer. We own at 5 different resorts and to be truthful, BLT is our least favorite due to the theming and lack of support facilities at BLT.

Thank you for all the information. I actually called a Disney DVC agent and got some of my questions answered. Some of you are right about 235-240 points for our plan.

DH only wants BLT. The agent told me BLT is going to be sold out by the end of month and urged me to purchase soon. But I don't want to rush it until we tour DVC tour in December. Do you think it will be too late? I don't mind buying resale since our main traveling plan for WDW is staying on DVC property. Another question is that Agent I spoke to this morning told me they only have March use year contract avaiable at this time. If I would like to buy December use year, do I need to buy resale?

They have been saying it's going to be sold out for almost a year now, I wouldn't rush into it because of that. I think your wise in thinking around the 250 point range. you can never have enough points. Good luck and seriously consider resale BLT is going for around $65-$70 a point.
 
My sister was in the same boat as you. After years of dismissing my love of DVC and the great vacations it gave me and my family, earlier this year she decided to buy.

She and her husband also liked BLT for the monorail and MK convenience and I tried to explain to them the benefits of buying resale. They had no interest in using the points for anything other than visits to WDW, so resales seemed to be the way to go for them.

Of course, they didn't listen to me and paid a lot more to buy direct from Disney, although they did buy when they were still offering incentives on BLT.

You said you're looking at going to BLT every other year, so you should do as the PP suggested and look at the points charts, decide what size room you will be most comfortable with, then divide by two to get an idea of how many points you might need. Then you can just use two years worth of points for each trip since you're going every other year.

I saw today someone passed ROFR on a BLT contract at $90 per point. That's a little lower than what most seem to be going for now on resale and was a great deal, but you can probably find a contract under $95 or so on resale, plus you'd have more selection in you UY.

Same here-we were in a 1BR MK last XMAS week-super worth it. Being on the "outside" of the curve creates a larger (wider) living room and therefore a bigger glass wall. You cant see any rooms to the sides or above or below-just the MK.

BLT is going for around $65-$70 a point.

What?!? Where? I have a contract pending @ $83 pp. Someone just passed ROFR @ $90 pp. I think BLT is going between $80-$95 (depending on number of pts). I would say AKV is going for $65-$70

I had the same reaction. I am going to check out the ROFR thread, it's so informative, and you can definitely see the trends over time.
 
yes the 65-70 post is way way off.

okw is 50-60
ssr is 58-68
ak is 60-80
blt is 80-95
resale....in my experience.

If you will always use BLT or a dvc resort there is no real reason not to go resale. you will always spend more through disney directly
 
1) March UY would be horrible for your current travel plans. This is because the last four months of your Use Year does not permit banking of unused points. In other words, if you canceled a Christmas week trip, you'd need to spend the points by Feb 28th or loose them.

2) The biggest impacts buying resale will have is price per point and available UY. Since DVD is offering a poor UY for you anyway, consider looking for resale to get a more equitable UY.

3) Your guide is correct. BLT is likely to sell out in the very near future (maybe by the end of the month or end of the year). Don't rush, however, since they don't have what you need, anyway. Besides if you want to purchase direct at a later date, you can get on the wait list. DVD will work on getting you points.

5) I agree with Bill. Have your DH and you do some research on here about resale vs direct purchase, Use Year (and the Rule of 4), and the Right of First Refusal (RoFR) thread to get a baseline price point.

On the Dream last week, the DVC rep onboard said BLT is expected to sell out in mid-fall.

Take with the proverbial grain of salt.

There is more than one report of BLT passing in the high $60's and $70 so it isn't way off. I don't think it's the norm and those resale were probably from people who just wanted out but it does seem to be happening.

OP - I would not buy a March UY and I would buy resale in your situation. The price difference between resale and direct for 250 points will cover MF's for several years. If Dec is the only time of travel planned then a June, Aug, Sept, Oct or Dec UY would work with Dec or Oct being the best. It really only comes into consideration if you ever have to cancel though.

Wow that is a great deal and to think Disney is selling for $150 a point!

I fear this is not a good trend for any of us.

It increases the chance that Disney will look to distinguish direct vs resale even further. There were rumors of even more resale restrictions or tiered benefits for direct purchases only.

Rumors are just that... random thoughts from people passing through these boards. Resales are not hurting DVC sales, they are still very strong considering the market and resales are needed as Disney doesn't want to spend money and resources repurchasing contracts. They are happy collecting MF's on ll existing contracts. This is evident by Disney only ROFRing contracts they have waiting lists of buyers.

I for one would have never became a DVC member at the current direct prices, but at half the price, I couldn't restist to do so. People like me fill a needed gap that continue the MF revenue to Disney.
