Big surprise - Im thinking about upgrading hotels, sway me one way or another?

So, what started as a budget trip for my DDs 13th birthday Dec 2nd - 7th is quickly morphing into my usual crazy over planning making it the most magical experience ever vacations. Haha, big surprise!

In 2012 we stayed at Motel 6 Maingate and was actually pleasantly surprised. The rooms were very clean and spacious enough to fit everyone. We are thinking of staying again only this time, my brother is joining us so it's 4 people. Apparently they have a maximum of 2 adults per room, so we'd need to get 2 rooms. That got me to thinking, how much could it POSSIBLY be to upgrade to PPH since I know they will let us have 3 adults and 1 child? Well turns out, it's not much more at all. So perhaps you lovely folks could help me clarify a few details that will help me decide what to do.

First off, we would need a roll away bed or fold out couch guaranteed to be available. What are the chances of that happening? Would we just need to put in a request? Theres me, my DH, DD and my brother. 13 yo DD refuses to share a bed with any of us lol, so we'll need a place for her to crash.

Second, what is the walk like to DL and DCA? A map would be useful since Im not familiar with the resort hotels but a good description would go a long way :)

And finally, I keep hearing there are resort discounts that come out around that time of year. What are those generally like? I know some hotels in WDW go for 10-30% off during promotional periods, but I'm guessing DLR is not the same? Anyone who booked the first week of December last year at any on site hotels, I would really appreciate your input on what if any discounts were available to you.
 
I would check out the PPH superthead. However both times we have stayed our room had a sofabed, so you should be good there. And as far as I know, this is true for all the rooms.

And the walk is not far, 10 minutes maybe? Go out the front and cross the street. Cut through the GCH to Downtown Disney and you are there!

I was looking for a PPH superthread but couldn't seem to find one, could you direct me there? Also I am disabled.. wondering if there is an alternative to walking if absolutely necessary? I should be fine to walk especially on the way in. But on the way back after such a long day I'm worried the walk back is going to be torture, I never know when I'm going to have a flare up. I can push through if there's no other options, but I will say Motel 6 might have a shuttle that only comes once an hour and goes to other hotels, but it's a shuttle.
