Best Villas to stay in.

Hello.

Looking for first time Villa stay in Sept. Can anyone recommend a specific area to stay. Looking for a 4 bedroom with pool, and prefer the new estates.Any help would be great.

I would recommend Formossa Gardens and Windsor Hill or Palms can remember the exact name.
These i am led to believe are the newest estates as well as the closest.
We are also going in November and had to re book are villa last week (a clerical error). I was surprised how booked up alot of the premiumn homes were.
 
These are the ones I usually "work through", but as they are always building new homes there may be a few more.

These are really 10 minutes from Disney, but before I book I try to put the address into "MapQuest" or similar to see exactly where the villa is.

Oak Island Subdivision, Formosa Gardens Blvd., Formosa Gardens Subdivision, Funie Steed Rd., Rolling Hills Subdivision, Indian Creek Subdivision, Windsor Palms (formally Wyndham Palms) Subdivision, Tempus Palms Subdivision, Sand Hill Rd., Westgate Vacation Villas, Lake Wilson Shores.

Good luck, there is plenty of choice!
 
You are better staying just off the 192 in Kissimmee.
Within easy reach restaurants, supermarkets plus good access to Disney and the I4.

The main 2 areas are Formosa Gardens and Poinciana Boulevard.

FG, has Formosa Gardens, Rolling Hills, Windsor Palms and Indian Creek plus others.

We have stayed at IC before and could recommend as there is a good choice of 3,4,5 bedroom homes.
Whilst we have driven round the remainder a lot of the properties seem to be 5,6,7 bedrooms particularly at FG/RH. WP is probably the nicest but have not stayed there yet.

Poinciana is a few miles up the road and further away from Disney/I4 - developments such as Indian Point, Eagle Point and Cumbrian Lakes (where we are staying in August) - plus others too.
PB is quite a long road just off the 192 and is probably a good 15 minutes further away from FG, and because of that further away from the attractions too.

Would recommend Indian Creek or Cumbrian Lakes, really though you want a home less than 5 years old and preferably a south facing pool , one that is fully fenced for exta privacy.

We stayed in Emerald Island this year - which is part of the Formosa Gardens area, and we've also stayed at Cumbrian Lakes, in 2003. Emerald Island is a beautiful estate, with a manned gate 24/7. It had a more 'plush' feel to it than Cumbrian Lakes. But both had new-ish villas.
To be honest I liked both - but the closeness to WDW, (especially using the Sherberth Rd) of Emerald Island/ Formosa Gardens just wins it for me!!!
 
Ask about the new beltway that is being built near to the FG developments and whether ti affects the areas you are thinking of.Also do not dismiss the 27 area with the new wal mart lots of restaurants going up and the sherbeth road access it is just as easy to get any where formthere as from anywhere.
 
The ponciana Boulevard area isnt too far a way from the parks as you just cross over the 192 and go straight onto the osceola parkway to the parks, which is quicker than going down the 192 with all the traffic. :flower:
